How much psf?

I just went to their phase 2 property gallery today. Landed intermediate 2-storey RM2.3m, 3-storey RM2.8m comes with own lift. Condo smallest unit RM780k, largest RM1.4m IIRC.

Are these prices list the Nett price? meaning other unit are more expensive then these units?
2-storey is 22x75 RM2.3m nett?

Yep, these are the intermediate units. Corner units +RM200k-300k plus 1 additional parking spot. 3-storeys come with 7 car park spots by default, 3 in front, 4 on the side I think.

luxury prices. Fully sold?

Not yet. Can register first, then they will hold ballots for first choice of unit.

Developer is always pushing and testing future price... and with land in that area so scarce, some multi millionaire will always be there to buy it.
It was never meant for commoners like to get it...

And if that fails, there will always be Hari raya promotion, christmas promotion, cny promotion and many more promotion...
But personally with this location even with that landed price, it will sell out...

Hi everyone, looking for Sunway Serene Phase 2 balloting which will be soon. Just would like to check with the owners/individuals who have done your survey there, is Sunway Serene any good?

My understanding now is that Phase 2 will be sharing the same entrance/exit with Phase 1, which based on what I imagine, will be terrible also due to the congested highway

I am only interested in the landed units.

It's only congested during peak hours and heavy rain during peak hours. The issue is that from the exit ppl want to go the traffic light and turn in, if barriers / cone is put up then you will see a no congestion at the exit already.

btw latest news is no more balloting, it see who can get offer letter from bank. Those who get can choose the unit first, cannot get means cannot choose unit. Landed price also bumped up already.

Used to be indah water treatment site and used to smell like shit

Means cash buyer can immediately choose

the IWK water treatment place is still there and still smell when drive pn the reaod next to WD

saw them did some major digging works last time - but the smell does not improves
not sure if that affect the condo

Yes it will only be one way in and one way out, for me that is a really really big concern because there will be 1k+ units

But up to personal choice

there are always rich buyer looking for new landed in KL area, since new landed in KL is so scarce now
