KUALA LUMPUR: By hook or crook, the 107 households of Lot 9714 Jinjang Selatan Tambahan will have to move out, says Datuk Seri Tengku Adnan Tengku Mansor.

The Federal Territories Minister said a mixed development project that had been planned there would go ahead.

“Let me tell you this. I don’t care because I need to redevelop the land,” he said after giving out RM4mil in funds to the people at Institut Latihan DBKL in Cheras.

Tengku Adnan was asked to comment on the fate of the families who received eviction notices to vacate the land immediately.

The lot, which has more than 500 houses built under temporary occupancy licence in 1969, has been earmarked for a joint venture mixed development project between DBKL and developer Zil Land Sdn Bhd in 2013.

As compensation, the first family in each household was offered a one-off RM1,000 relocation allowance and RM700 rental allowance every month. Also, a 900 sq ft flat will be given free to each of the first family.

There is also an offer for the second family in each household to receive a one-off RM3,000 relocation allowance, and to buy a 800 sq ft unit at RM200,000.

Tengku Adnan said following a request, the size of the unit for the first family had been increased to 1,000 sq ft. “So, I don’t understand why they are still trying to stop the project.

“Now, more people are joining to oppose the development,” he said.

Tengku Adnan described the offer given to the residents as “most generous”.

seriously, if really go ahead....hope they will drop the name Jinjang from the official name of development.......

I dun think the residents there got the right to claim the land as their own, but the offer for residents to buy the flat is a bit too high...at 200k.....previously low cost flat only cost about 45k........

even the redevelopment of TTDI rimbun project.....the relocation of residents there I think got free apartments.....

those abang adik auntie kedua makcik kakak can opt to buy the unit at 200k.

Private to run Redevelopment of Kampong Baru. Impossible.That land not laku can't sell coz tanah rizab Melayu all unit on this land only Melayu can buy.
Which stupid developer want dump money to this land oh.

Kampung Baru is much more complicated. Even DBKL has no idea about their land titles there. It's handled by Perbadanan Pembangunan Kg Baru.

And yes the Malay Reserve clause doesn't really sound like a feasible deal.

Gov has planned to redevelop the area..
but in a way that buying the land at premium price from the land owner..
and to ensure high percentage (if not misteken is 70%) of the properties reserved for Malay..

well now the biggest problems is land ownership. many people for each plot.. so it's kinda complicated...

but if they got the way, sure it's one good place as the location is kinda strategic..

That I said in early no private will do, only is gov using public fund to redevelopment.

I'm not sure ratio 30:70can make change Malays reserved land open to non Malay. But back to the 30% buyer hav yo paid higher price to cover the remaining 70%. In term of rental collection already big big no coz malay entrance price is far below than non malay. Still not talk about selling and transferring own ship non Malay to non Malay. Suddenly gov policy change than mati LOL. Sell also no people wan.

Will investor so stupid ?

There are many area still better than this, coz the unforeseen riSK is to high in Kampong Baru. Later Malay leader come bising, non Malay only allow transfer owner ship to Malay than GG LOL. Don forget This is Malay reserve pls don try to challenge oh.

Rental u also lose far away to Malay coz u buying higher than Malay price.

Yes, definitely. Biggest factor against this developer is that their ability to pull the right mix to rev up this area and development is not too convincing to me at the moment.

Furthermore it still cannot get rid of the jinjiang association now, isn't it?

Went to the sales gallery few weeks back. The showroom not up yet since the land is not cleared for the showroom yet.

The whole stretch of land still has some properties on the land. Basically you will have 2 views.. one towards inside KL and the other facing the warehouses in front of the masterplan.

Oh ya, the masterplan "WILL" include hospitals, shopping malls etc.

Jam. The stretch from Jalan Segambut/Pintasan Segambut is jammed (worse during rainy days). Then there are like a few more projects along that stretch so unless the stretch at Pintasan change, I don't think it's quite convenient during peak hours.

It seems like a good buy, giving the pre-launch price is about RM556 psf, and it's low dense, 631units on a 3.2 arcs land. However, there are no comfirmed development plan yet...want to wait for the showroom to complete first, they might reveal more solid plans.

Any thoughts?

Are you familiar with the surrounding area? I'd suggest you go and view the current sales gallery then go turn around the proposed development area. Then you'd get a better picture on the project.

I can point out one thing I didn't like about it when I was looking at it... the road from Jalan Segambut. That will be a very bad jam on a daily basis.

I didn't really take into account the masterplan etc as it might take 5 - 10 years / it might not happen as expected at all.

not sifu just my point of view.

price not bad, location not bad. problem is developer, small to mid size developer trying to build 2 projects (master plan excluded). 1 arunya and 1 for the wooden house, both at the same time. if larger developer, then the price might be diff as most of the project 'near' mrt are selling kinda mrt price.

nth happened actually, HTCs are no harm to ppl, a lot ppl thing HTC will have radiation bla bla bla, but actually our cellphone might have more radiation compared to HTC, some more 1 household have more than 1 cellphone.

The problem is young investors are flippant about criteria like this because they don’t know any better. The crunch time will come when you intend to sell your property etc. and no one will take it or bargain you under the table because you bought a “dud” property. We are in an oversupply situation where there’s a lot of choice and buyers will dictate their will and can easily walk away from your decidedly worse offering.

How’s the swimmers? It’s not a joke nowadays as fertility issues are quite prevalent and people are generally marrying later. Environmental factors are within your control.

Also, did they actually transact higher? I’m sure long term they’ll increase but it would have to be in comparison to a property that isn’t close to the HTC.

I agree. That’s my point. You may not have an issue with it now but then how’s your exit plan when there’s so much supply to pick from? You’ve bound this asset to your family and perhaps the next generations.

The perception of everyone else besides you does matter for any asset class that is tradeable. “If you like it” is not a good enough reason for anything because on most counts it is clearly wrong. Good advice is indeed hard to come by.

The only point of view that matters is your future buyer or renter. If you can say you’ll happily live in your property forever without even an itch to try something new or upgrade to something better then eat your heart out. Otherwise your own stay better be somewhat investment grade in that there would be people who would actually want your property.

Why shoot yourself in the foot with htc, grave yard views or being in a vice den unless there’s certain advantages that compensate for all this?

Malaysia is in a funny place where if your assets are not increasing in value on top of your currency diminishing, you have a double negative wealth effect. You contrast that to the wealth effect of Singapore where they both pretty much started at the same point in Malaysia’s favour.

If it’s Singapore, HK or even China then I understand you gotta take what you can get.

In my mind, it’s pure laziness in KV if you can’t find something that fits your budget without apparent weaknesses. There may be some concessions in location is all.
