The problem is young investors are flippant about criteria like this because they don’t know any better. The crunch time will come when you intend to sell your property etc. and no one will take it or bargain you under the table because you bought a “dud” property. We are in an oversupply situation where there’s a lot of choice and buyers will dictate their will and can easily walk away from your decidedly worse offering.

How’s the swimmers? It’s not a joke nowadays as fertility issues are quite prevalent and people are generally marrying later. Environmental factors are within your control.

Also, did they actually transact higher? I’m sure long term they’ll increase but it would have to be in comparison to a property that isn’t close to the HTC.

I agree. That’s my point. You may not have an issue with it now but then how’s your exit plan when there’s so much supply to pick from? You’ve bound this asset to your family and perhaps the next generations.

The perception of everyone else besides you does matter for any asset class that is tradeable. “If you like it” is not a good enough reason for anything because on most counts it is clearly wrong. Good advice is indeed hard to come by.

The only point of view that matters is your future buyer or renter. If you can say you’ll happily live in your property forever without even an itch to try something new or upgrade to something better then eat your heart out. Otherwise your own stay better be somewhat investment grade in that there would be people who would actually want your property.

Why shoot yourself in the foot with htc, grave yard views or being in a vice den unless there’s certain advantages that compensate for all this?

Malaysia is in a funny place where if your assets are not increasing in value on top of your currency diminishing, you have a double negative wealth effect. You contrast that to the wealth effect of Singapore where they both pretty much started at the same point in Malaysia’s favour.

In that 20 years you have a life to live, families to start, aspirations for a better lifestyle. Why shoot yourself in the foot with something that may be perceived negatively in the short to medium term? It’s not like that there’s no choice. If it’s Singapore, HK or even China then I understand you gotta take what you can get.

In my mind, it’s pure laziness in KV if you can’t find something that fits your budget without apparent weaknesses. There may be some concessions in location is all.

Lol you have an upcoming generation spouting ideals about self love and rejecting capitalism. If anything you may see a return to agrarian life and a complete rejection of the shoebox in the city model.

The one thing that will remain constant is that the young will find it hard to afford property, the parents pitch in and in doing so influence the decision making process. Have I captured the zeitgeist of the typical Malaysian home purchase process?

Don’t be delusional. If it’s there then it’s there. If a SA tells you it will magically disappear ask him to fly kite. If you believe it without proof then you really shouldn’t be buying property right now.
