if you think there is potential in this location for growth, then price should reflect in it as well.

pls bear in mind that the entire sec 13, most part of sec14, 17 and etc all lishold too. And the future launch in Sec13 (FnN land and others) most likely to be more expensive.

BUT my question remains - what is the catalyst for growth for s13? who will move in here? any plan for MRT/LRT/Monorail in future?

No MRT/LRT to me within here as MRT right below at Eastin Hotel, LRT at Asia Jaya nearest, passing by Feeder Bus from Asia Jaya Station.

I foreseen alot of highrise residential here as factory are encourage to move out from this area and just imagine all the factory moving out leaving plenty of lands around. If not for the sudden slow down, more development of building can be see around here already like the SS2 Mall which is left idle aside for now.

20-30 years time, this area will be full of high rise building I believe if each factory land here use for such development. Traffic jams in and out from this property is a sure thing even for now.

Sorry guys, maybe you think I am off topic again, mentioning on all this factory land, this make think again, the existing land before this development should be leasehold also, so OSK must have bought this land and renew the leasehold to 99 years back.

More details on how Sec.13 development going to be and here we have example of a company with leasehold land that all this property big name interested to grab your land:

quite sure there is/will be good bus connection to MRT & LRT covering S13.

workers at the many places of employment and students of the many institutions around S13 would like to stay here if the price is right.

but people's income/rental budget did not increase a lot, so i believe majority rather rent modest rooms at older houses and have more money to eat and drink and be merry.

unfortunately no large groups of wealthy overseas students here like western cities are enjoying for example melbourne.

Probably if they named it "Ryan Miho" then it sounded like 1 word and couldn't differentiate the 2 different concepts. Anyway, you're right...Ryan & Miho is just a marketing name and after VP the actual address will be Residensi... something.

how much psf for this project? receivced a msg recently that saying ss2 mall there got another new development coming up, its freehold 860 psf, smallest size 950sf. Compare to this two project which one is the better buy? any sifu can give comment?

If you look at this, atwater & the one at ss2 mall, you will know that the ss2 mall dev is of a different type compared to this. The one near ss2 mall is a single tower on a small piece of land. And if you really wanted to buy that signature suites, Hub (same product) is just next door and so much better. I believe Hub still have unsold units too

im looking for new project only.. hub almost complete d, price sure have gone up few times right? Do you know what is the psf price for hub now?

hub has been selling for 5 yrs now still got leftover units.

you be the judge as to buy Ryan, Atwater or ivory or Hub.

There should have a integrated walk way which connect Jaya33, plaza33, jaya one, Colgate areas, digital mall and Asia Jaya LRT

Today you can walk, but it is not planned for pesdestsrian

D word is renewal. Cos, d location, there's nothing to argue about. It's SUPER PRIME. Just open google maps and see; old PJ is at d centre of everywhere!
It's just dated, but it's so strategic and oh-so-comfortable to stay in.
I hope d younger generation will come around in their thinking and inject new life into an old but gold area. Renewal!
