Ive had experience with osk product, and so far, it is no issue with workmanship for my unit. Most defects were very minor. Major ones were 3 hollow tiles at the shower area, and maybe a crack on the door at the top hinge. Others are like dents on the baseboard. Few chips here and there. They rectified all within a month. One blown light, changed that in a week.
But Ive heard horror stories from other owners. Major ones were leaking on the wall, and toilet plaster ceiling collapsed. But these were isolated to 2-3 owners? No idea.
Ryan and Miho’s facade definitely looks cheap. Hoping my units view of the facility would overshadow the fact that im living in a pigeon hole haha

Is there anything being built or planted in between? Everyday watch ppl's car and inhale "CO" sweat.gif

Sup risingly sold out earlier than anyone thought.
Developer compensate those buyer with extra storage space.

Cons is no view and facing parking podium.
Pros easier to walk to car park and no need to wait for lift and of course much lower ptice than other higher units.

Got some people prefer this kind of unit. I have seen people buying and living on the same floor as facilities and they mentioned there's life every day going on than living quietly upstair. Strange but true

Ameera average subsale psf is around 680psf. However, unit sizes are much bigger. Maybe location wise this one is better.

Apart from that, we leave it to potential buyers to decide.

Ameera does not have nearby amenities whereby R&M have Jaya One & Aeon Big and also some future commercial lots besides at Atwater. For some buyers or tenants, they prefer amenities close by especially during lockdown / CMCO period

Furthermore, entry cost for Ameera & 5 Stones is much higher than R&M due to their bigger size versus lower RM per sq ft.

How you look it, entry cost for condo nowadays in Klang Valley will still be at least 500k. The only differences is the unit size.
Developer selling a lower pricing per sq ft would have a higher size unit and developer selling a higher pricing per sq ft would selling a much lower size unit. It seems that they still want to sell their condo for minimum price of 500k above.

Yes. I am one who bought lower floor but facing main road. Reason is because of no need to wait for lift to car park and can just use stairs to go straight down if I just want to head down and take a walk.

It’s my first property as well so a gamble on the developer based on their older properties but looking at their most recent developments (Luminari, Windmill, TimurBay) I think it’s looks good !
