I'm sorry but I have to disagree. My close friend bought a Cyberjaya duplex unit but it's the Eclipse also by OSK.  He and a hundred plus residents/ owners have been litigating a class action suit vs OSK properties. They are asking for OSK to get a full refund. basically reject the entire unit and demanding OSK properties buy back their units from these owners.

I went to see my friend's apartment unit there about 2 years ago. He had to get contractors to fix the stairs as the tiles felt hollow underneath.  Basically, the walls were hollow. Cement to the aggregate mix ratio is poor to cut cost essentially. Other tiles were hollow. Overall shoddy workmanship and I witnessed it.  My friend has this to say "OSK doesn't do any work, they just hire cheap contractors to roll out their property". So. Buy at your own risk. I don't need to say more.

Oh yah, common area at the rooftop pool. Exposed Electrical Riser just a few feet away from the swimming pool. I saw that.  Nice.

My friend took VP of his unit for almost 3 years already and still litigating. I believe the courts have heard the initial arguments for the plaintiffs and I think it's going to be heading for a full court hearing. Correct me if I am wrong.
I dunno where you get your facts that all OSK recent projects getting "Qlassic Score 80 and above". Perhaps show proof? And what is Qlassic score? Pardon my ignorance as I'm not in this industry.

No, he hadn't lived in it. It had been vacant ever since he got his keys. That's what I've been told. No idea why he didn't at least rent it out? I didn't ask.

But since the construction already 70% to completion, why don't you go near the project and see for yourself from the outside view.

Anyway, the location is superb as it's located in PJ Central but not sure the condo quality workmanship.
If you buying for ownstay, then it's okay but if for rental, I'm not really sure if it's a good decision.

I hope OSK has learned their lesson well and redeem their pride with this soon to be completed project.

Yup i planning to visit this weekend, just to check around, The surrounding are okay just that I think the 2 concern are:
1. the trafic going into condo are one way.
2. not sure the place will get flood or traffic jam.

1. Yes, one way in and one way out. No back road.
Jam will be there especially in the morning rush from the condo multi-storey carpark all the way down towards the
main road. Same like others condo with high density too
But it will be a moving jam as the traffic light at the junction able to cope well enough
with the traffic. But once Sek13 area further develop intro high rise residential housing, it could be different scenario
as well. But the good things is that the traffic junction ahead will split the traffic into 4 ways and will disperse the
traffic quickly. Imagine if no traffic junction ahead, it will be all along jam !!
Before the traffic light junction is built, Rothman roundabout is famous for its jam everyday but not now after traffic
junction and flyover built along the Sultan Abd Samad school many years ago.
2.Flood ? Never heard that area got flood before.

The thing you should concern is the high price for Ryan & Miho biggrin.gif

OSK Project Luminari achieved a Qlassic score of 80% while Windmill Upon Hills, also scoring 80%, is 45km from Kuala Lumpur. TimurBay had a respectable Qlassic score of 76%

That area doesn't have flooding problem in general. Drainage in that area is pretty good so water rarely collects.

Traffic may become a problem as the high-rises in the area start to complete, but aside from that most of the traffic is primarily from the usual morning-hour rush. The roads are pretty well thought out and junction traffic lights don't take too long.

Personally I am wary of the price tag and OSK's not-great reputation with build quality. Otherwise location is actually pretty nice.
