What I know is the Lekas concessionair has yet to be ready with this new toll paying system even though the EM toll is already equipped with the hardware. While waiting for it to realize I believe more gates will be open if the traffic flow increase. So far it's still pretty quiet.

Do you notice that one row of houses there is only 2 lamp post....from some of the pics from forum n from EW websites...is this enough...as lamps are only at one row of houses and the opposite rows have no lamp post...ie is it bright enough or just to save money on electricity at the expense of mgt fees?

Can one exit cope wth the morning rush to work....? in a condo there is multiple around 2 exits...so if the gate rosak how?

For strata condo...the paint works are done by mgt office...for EW cradleton the painting of the outer wall of the house is done by whom? is it borne by the house purchasers as the hse is inside the wall perimeter? Then the wall perimeter painting is done or borne by whom?

Friend listing is Ecoworld Internation (EWI) ...this is associated company to Ecoworld Development Msia...EWI is doing the overseas pty mkt......EW is doing the Malaysian mkt......

Pty cannot sell...not enough tenants to sustained the commercial areas...so no new launching on the commercial tower....as the existing 2 commercial shop lot launches may not even have good take up rates to start biz...that's why free one yr unifi to attract tenants to move in ...but remember free unifi is for one yr but unifi lock in contract is for 2 yrs...so tenants if staying for wkend will sure rugi after the 1st yr ...

All these areas you mentioned, painting shall be maintain by individual house owner.

But paint code and brand must follow I assume.
Thus they must use very common color like black and white or etc. Use fancy color they can't guarantee factory would still carry the same paint code 10 years later.

They should mentioned in the DMC if need to maintain same colour.
Colour code shall be provided inside owner hand book.
Differential colour tone, can not be worried to much. Cause even the same colour code will give you different tone if they are not in the same batch.

Yes, gate can not.
So if certain owners more particular want the folding type, they can't have it. That's based on what we know now, maybe EW would provide few more design for owners to choose later.

Personally I prefer folding type, because if your visitors not familiar, park at the front slightly nearer to the gate, your gate would bang their car when you open autogate.

If you install backwards, open inside... You need to park your car very deep inside and can not open when somebody is sun drying the clothes.

Anyway, preference is one thing, I won't spend to change still.

What he means if the priority, efforts and focus of EW team I assume.

Just read on DMC,
when taking the pet for a walk, the purchaser shall ensure that the pet's faeces are not left lying around the property, and shall clean up into a dispose plastic bag and dispose to own bin and not other purchaser's bin. The purchaser shall register his pet with the developer and obtain a registration tag to be attached to his pet. if found without tag, will hand over the animals to the authority.

I have not check the number of lamp post yet, if two rolls of houses only two lamp post, that's definitely not sufficient.
This might be the answer to my earlier question of why electricity only allocate rm15k.
