Based on earlier conversation was told maybe in (early) 3Q17 but I think the exact timing is always subject to change.

Ivoris started with RM1.4M and Ivoris II based on the very early indication (which may be updated for now) was expected to be around RM1.9M

Timing wise, I would say EM should be quite near its neighboring SEH if we look at when the SEH's 1st phase of residential is handed over, the expected completion of the shops and the 360 club house.  What uncertain now at EM is when the sport complex of EM is going to start as well as the Chinese school (vs Tenby of SEH) and the Mall (vs Ecohill Walk).  Sport complex I reasonably believe the plan / works should be revealed / kickstarted this year as there has been on-going review on this for long.  As for SRJK, just cross our finger.  Lastly, the Mall I would say won't be so soon - at least not visible this year.  Anyway, just my kopitiam talk in the first working day of the week... 😴

From the point of vp of the 1st phase of the houses, I think readiness of shops and sport complex should be quite close for both EM and SEH.  The thing that EM could potentially (very very likely indeed) lack behind in terms of timing is the Mall.  I hope the petrol station will be ready in either of the township within 1 year from now.  One aspect I would say SPS is on upper hand is its financial strength and flexibility which EW (and probably many other developers) couldn't  match.

Given that it takes quite some time for the occupancy to pick up for a township at its infancy stage, it appears to me that how these 2 developers plan its developments are quite reasonable, though like most of the buyers I have been waiting and waiting...... 😪

SRJK - if EM lose the golden opportunity before the GE, then......

My lesson and advice, to avoid your friend visit by "super nice" route in future, try to remind them to use Google Map. You can't expect everyone familiar and check before using wave. Anyway, who want to visit us at Semenyih so far away? LOL...
