I am worried with so many "software" features factored in, how can we know 5-10 years down the road it will still work as advertised?
For example, this is a wellness based mid/high end development but then proximity to Serdang Hospital and Putrajaya hospital is highlighted. Not sure if gov hospitals have commitment to a specific development only? If it was somewhere in Subang/Sunway might be more convincing.
Anyway I just bump into this and haven't got any research or visited showroom. Certainly looks interesting.

After 5 years definitely need to see JMB efforts by then, not sure will be the same or not. But IOI has committed to be the management company for first 5 years and it’s actually a signed document during my SPA signing.

Oh yeah maintenance fees is quoted to be RM0.35

Come across this review by Propcafe...competitor vs tuai residence. To have the services it mentioned is really helpful but not sure how it could maintain by JMC and MC.

Hi.. Any buyers of this Gems here? Just got a call from their sales agent about this property, quite attracted by the service la and that they will manage for 5 years, but still considering.. Mind sharing what are the good/bad points about this property?

When I bought IOIPrihatin not launched yet. Was just cash rebate kind of promo.

Going to visit their sales gallery soon. Targeting the 1690 unit. RM850k on iproperty. Not sure correct or not. Did you manage to know the real price range for 1690 unit?

I am not sure abt current pricing eh, they could've revised it down further... when I bought back in Nov 2020, my Type A unit SPA price before rebate was 843k.

1. 27 months free installment - they deduct from down payment immediately - mine was around 84k here

2. 7k early bird discount - paid upon VP

3. 3% rebate which they bank in every quarter over a year after SPA is signed - this is about 25k
