Those in iProperty.com mostly to get you contact them, then the agent will tell you that unit sold already and we have another one but higher price. I tried before when looking for property in cyberjaya, was told not easy to find any landed unit for below 1 mil in cyberjaya. Anyway, you may try to contact the agent if you are serious about that. It is still 10 minutes from everything in cyberjaya isn't it? I do have a concern there is an apartment between maple and main road, worry a lot of cars park along the roadside.

I just signed SPA for maple residence few days ago, and I am happy that I made this choice after visited few other townships. I just think this is where I want to stay with my family (I am not saying this is the best township in malaysia, just it suits me). To my surprise, the sales are pretty good although at current climate.
Would move into cbj in 2-3 years time and looking forward to meet all the good neighbours there. :-)

Yes, double storey, the show unit is ready at the actual site, I think you can visit them if interested. I booked before the show unit is ready and I am happy with the design.

Few reasons why I buy into cbj:
1) access to kl city center via klia transit (which I am taking now) and alternatively via MEX.
2) Chinese primary school will be available for my kids
3) wide road, not many cars
4) big unit size + freehold
5) ioi city mall is nearby

Agents like to post fake opportunities online to attract potential buyers to contact them. Don't be fooled by that. If you really target an area, go to visit real units yourself then you know the real situations and prices, and you can decide accordingly.

There is no real fire sales / below market deals. Those agents don't want my money? Nobody goes bankrupt and want to release their units? I am not asking you to trust what I said, I am telling you my real experience, and I am asking you to verify if what I said is true. You just need to call whoever posted those deals, if exist, go to view, then you would know if there is really such a good deal out there.

I am not sure situation for the apartment/condo market in cyberjaya because that is not my target.

At the end everyone responsible for his/her own investment decisions, everything come with good and bad sides (if you search bad things you will see all the bads, vice versa). Try look at both sides, do own research, then should be good.
