Just want to clarify putrajaya sentral to kl sentral by klia transit is 18/19 minutes, detailed train schedule is available online which is always on time, 44 trips within 31 days for RM350.

Peak hours 15 minutes per train.

I arrive around 8am +/- for last few years, no problem to find parking in the covered car park, it is only rm2.12/day. Festive season when many people park there to go airport can be quite congested but still able to find.

Yes, many people are doing that, note overnight parking rm4 per night, daytime rm2 per day, all subject to 6% tax. Park with touch and go only.

I found the putrajaya sentral parking is picky about TNG cards at the exits, certain TNG cards work fine and just continue using the cards which are OK and never have problem again.

There is 10% discount for buying erl tickets from the machines,so it is rm12.6 from putrajaya sentral to kl sentral if not using monthly pass.

I've done the same when working in kl sentral. My cost by taking erl and parking at Putrajaya sentral is cheaper than paying parking and additional petrol/toll comparing to friends working there but driving to work. Also I reach home faster than almost all of them... Some just stay 10-15km away but they take longer time to reach home.

It is cheaper and faster for me to take erl also, I find it very comfortable, and don't need to worry about rainy day, flooding day, accident day smile.gif

Is there good lelong unit from SEG? I don't think so. Good landed in cbj is still quite "expensive".

Saw recent news say monorail coming to cbj in 2025,can Google, but this has been on/off few times so finger closed.

People have been sued to bankruptcy for believing these speculations, only to end up being outright lies; yet the ink has dried, they personally hold liabilities (mortgages) backed by depreciating assets (properties in Cyberjaya)

The best time to buy units in Cyberjaya would be in the form of lelong units; please avoid buying developer units or subsale units anywhere close to developer prices

I will look into this, I do not care about high-rises, even the so-called "townhouses", but SEG has good highway access, it would be nice to get a Semi-D there which would an upgrade from my corner terrace. But the prices are a little steep. Will look into them, sometimes there wont be any lelong, but the owners are willing to reduce their prices

I know agents do not post the true prices of the units, but if you show your seriousness to buy, snippets of your bank statement, and perhaps information about your professional career or business, the agents will be willing to work with you to drive down the prices. I am blessed to met a few clients who own units in SEG that they are trying to dispose off with some difficulties; the agents get paid regardless of the SPA price, 3% of 1.2M is better than 3% of 1.8M (that they won't be able to close)

My friend, it was a news in several newspaper, I tried to add the link from one of them but rejected by this forum automatically (or I don't know how to link it). That's why if people are not aware may Google it. I am aware it can cancel anytime but my neighbour working in putrajaya is working on this, for sure government are putting effort on this.

"PUTRAJAYA (Jan 9): The monorail transport system in Putrajaya is expected to be completed before 2025, with the line to be extended to Cyberajaya, Bangi and Kajang, said Federal Territories Minister Khalid Abd Samad.

He said the project was one of the main focus of the Government in upgrading the transportation system in Putrajaya and in attracting more visitors to the administrative centre."

Just be aware many people are looking to buy below market value or fire sale, so the competition is there when it really available, end up may be slightly below market if lucky, and that may not be the unit you really like.

There are transaction which are marked down also to avoid income tax office come to the buyers. You are true those transaction data are not really reliable. I think once we search an area and visited some units, nego a number of them, we would develop better sense of market value for that particular area. At the end, if we really like certain unit, we should not mind to pay more.
