The worst performing property in Cyberjaya or even the whole Klang Valley currently.

Launched price above 500k++.
Lelong transacted price today at 200k++.
More than 50% loss in value and I doubt got any subsale transaction at all. Cannot find any record on brickz.

Even Savanna and Arte+ also not until 50% loss in value and subsale still able to transact.

guys my unit that i rent in cyberjaya is under Auction now and my landlord haven't pay huge amount of maintenance fee.

is it save for me to continue to stay? my contract will end soon. should i consider to move out ?

will the bank suddenly come and confiscate anything inside the unit?
*
Since it is under auction, mean your landlord is no longer the legal owner, you need not pay him/her rental. Beside, at end of tenancy, s/he may not pay back your deposit.

This is no difference from saying "As if only you did well in your exam", "As if only Malaysia has good durian" etc.

Be careful.

When something/someone doing well, we give the recognization.

Cbj is doing well, certainly much more lively nowadays. Don't believe? just need to pay a visit now, then a year later.
*
There is no doubt cbj is lively than 5, 10 and 20 years ago. The facts remain cbj poorperly overhang is overwhelming and most cbj poorperly purchase during the last bull run are currently under water.

Well u kept mentioning property property. But never mention highrise. Landed is doing fine here especially from SEG .
*
As landed could launch in many small phases; developer could collect enough bookings before officially launch and claims sold out in 2 days.

How is subsale doing in seg? How much price has appreciated since vped?

Tracking my other landed props in USJ, it's at the same rate. In fact USJ has slight drop from the peak. Most of my houses recorded slight drop whereas SEG maintains. Although it's unfair to compare both.
Anyway no, that was not what happened to seg launches. It was real sold out within 2 days. But then it only happens to SEG landed. Cant say the same about highrise
*
Collected enough bookings before launch for certain is sold out at launch. When each phase will launch depends on bookings collected. A well practiced trick by the developer for fomo crowds/herd.

Just back. Crowd was quite a lot. The crowd was not just to place booking or register for interest but queued up to choose unit and proceeded to pay DP and sign with lawyer. And apply for loan. Many bought lake view units although it is more expensive.

Cristal... Problematic. When developer sells, offer very high cash rebate. Investor without holding power can't hold for long especially market is bad.

That doesn't represent Cyberjaya landed property market. Good product and bad product makes a big difference.
*
The fact remains this landed is cheaper psf than most high rise in cbj; implying high rise psf price has huge margin to drop.

Hi guys,

I have been surveying to buy a shoplot in cyberjaya. Surprisingly all the owners are mostly selling at purchased price or lower. Im talking office lots, glomac pelita row, shaftsbury square and so.

Is there a reason that they are unloading and not holding, cause they are selling at very bad time, but these guys are supposedly strong investors then most likely dun prefer to sell during the low tide of real estate scene.

Any reason? Is this only in cyberjaya.

Like an example, shaftsbury, there was a lot recently sold at 600k while the purchased was 750k, any particular reason that shaftsbury not going well?

Should i buy now? Will the market bounce back?

Is cyberjaya dying???

Thx and please advice, share ur opinion!

Why dragging a dead horse???

But the way how do you know they are selling at spa price?
You see the original spa?

QUOTE(wsoon82 @ Dec 6 2019, 08:38 AM)
I also buy shares and like to observe human behaviour (it is more obvious for shares market due to dynamic movement). I can see generally three groups of people.

Group 1: who bought the shares, they will share good news/views, who don't want their shares go up?

Group 2: who want to buy low, they will share bad news hoping shares will go down so they can buy low.

Group 3: who never have the guts to make decision. They will share bad news only, hoping shares will go down so they can buy, but when go down, they hope to go down further so never buy. When go up, they will continue share bad news because they miss the boat or they still believe it is not a fair value, again if go down to their "fair value", they never buy. Even if they bought, they would not sell, because they hope will go up further....

The reality is it is not really possible to buy lowest and sell highest. Decision making is important.

Back to cbj, I will move in next year with my family. Looking forward positively.
*
Then you also find many buy because others bought; buy on their gut and feeling, and ignoring facts and reality.

For residence, what's good for own stay is often not for investors and vv.
