At the same time, we will also invite China to participate,” he said in a press conference in conjunction with a three-day Asia Real Estate Leaders (AREL) study tour to Melbourne, Australia recently.


He said more than 50,000 visitors are expected with sales of about RM1.2 billion.

AREL brings together more than 180 key stakeholders from Australia and Malaysia’s housing and real estate sectors. Rehda Institute and Monash University organised the event.

The study trip provides an opportunity for Malaysian developers to engage with leading Australian experts in mixed-use developments, retirement villages, sustainable development, social housing, and urban townships.

Nga highlighted that Malaysia has achieved the highest volume and value of property transactions over the past decade in 2024. Total property transactions rose 18% to RM223.2 billion versus RM196.8 billion a year ago.

Meanwhile, earlier in his keynote address, Nga said Malaysia’s population is ageing rapidly with those 60 years and above projected to rise to 14.5% in 2040 from 8.3% in 2020.

“One in every 10 will require housing solutions specifically designed to meet senior citizen needs. However, the reality is that only 2.1% of Malaysia’s total housing stock is designated for senior living.

Nga said this calls for the urgent need for Malaysia to develop specific solutions to address elderly needs. He said Malaysia is keen to explore senior living developments as an emerging segment within the domestic housing market.

Meanwhile, Nga said his ministry has allocated RM30,000 to Rehda Institute to help with research assignments.

The Real Estate and Housing Developers’ Association Malaysia (Rehda) has reported a 45% drop in property sales in the second half of last year (H2 2024).

Rehda president Ho Hon Sang said the sales performance of 177 respondents in the association’s Property Industry Survey H2 2024 declined from 6,907 units in H1 2024 to 3,802 units in H2 2024.

He told a media briefing at Rehda’s headquarters here today that apartments and condominiums proved to be the most sold properties within the period under review, followed by serviced residences and two/three storey terraces.

“We believe the lower numbers reported is due to member developers completing their launches in early 2024, and we expect to see an increase in the next survey,” he said.

Ho said the top three types of unsold completed units were serviced residences (55%), single-storey terraces (16%), and condominiums (8%), with the main reasons being end-financing loan rejections and low demand or interest.

The said the survey found that the ineligibility of buyers’ income, inadequate financial documentation and poor credit history were the main reasons that housing loan applications were rejected.

The survey also found that the majority of property developers reported an increase of between 3% and 6% in the overall cost of doing business in H2 2024.

Meanwhile, 56% of respondents faced construction challenges, including high material prices, supply shortages, and inconsistent supply, as well as labour issues like high wages, manpower shortages, and lengthy approval processes.

For 2025, Ho said survey respondents were more neutral about the property market in the first half of the year but showed increased optimism for the second half.

“This is because the government has introduced more initiatives to spur the economy, like the Johor-Singapore Special Economic Zone,” he said.

Well,  I am from Certified Financial Planner school.

There are always alternatives or solutions available for most people if they choose  to live a comfortable livestyle vs a A High end one , in order to maintain a reasonble Lifestyle with same purchasing power .

1) Well , Malaysians  are well known for wearing simple T shirts  , shorts and slippers . So it is acceptable to most of us. No need to upgrade this kind of lifestyle just with higher pays to project a higher image

2)  For those travel  more on MRT LRT to work ( with rm 50) , no need to buy a brand new SUV just coz of a payrise . Or maybe buy a good second hand car will do ..

3) Even with payrise, no need to buy a property at Parkcity ...Many claim CBJ properties are dirt cheap ..but where got drop  in purchasing powe if u buy  one at CBJ  ?

4) Even with payrise, U can stop drink Coffees at Starbucks, Go for Zul maybe

5) Malaysia family is known to many cars at home, why buy more coz of pay increase ?

6) Malaysians tend to over eat ...does not mean need to eat more expensive foods with a payrise

7) Cheap petrol to travel around , but many choose to travel overseas few times a year

8) Do some home cooking too

9} Save more , instead of spending away . Lets compounding effect works for u like EPF.

What one eat is how he was brought up. B40 find comfort in b40 food and don't appreciate t10 food.

PRC, Korea, Taiwan, Thailand, Vietnam, etc petrol price is higher and their GDP growth is higher. Cheap petrol price actually made this country inefficient.

Actual inflation rate in this country in the last few decades is higher than most real income, hence real disposable income is lower.

CYBERJAYA: The sight of trash scattered across parks is an unfortunate reality in many parts of Malaysia.

But one man has taken it upon himself to change that. And, he’s not even a Malaysian citizen. His name is Muhammad Yusuf, and his country of origin? That has remained a mystery.

“I have lived here in Cyberjaya for over four years now. I prefer to say that I’m a citizen of humanity rather than revealing where I’m from,” Yusuf told FMT Lifestyle.

Jogging past piles of rubbish day after day at the Selangor Cyber Valley Lake Park, Yusuf could not ignore the ugly sight any longer. By mid-February, he started cleaning the park himself.

“This lake has been open for over a year to the public. A lot of people come here to have picnics, and I realise that they dispose of their trash irresponsibly.

“I’ve been seeing this unpleasant scene for a while and I decided that if nobody does, I should do something about it. That’s how it started,” he said.

On his days off, Yusuf begins cleaning early in the morning, armed with a rake and a long-handled garden grabber. Two hours and several bags of trash later, the park is finally clean again.

FMT Lifestyle followed him on one of his cleanup days, and the scene was even worse than expected.

From the benches under the gazebo, to the lake’s perimeter, the playground, and even right in front of a sign that ironically reads “Don’t Litter”, trash was present everywhere.


Scattered among the trash were fishing hooks, posing a real danger to the birds and animals nearby.

Yusuf said the trash is mostly made up of plastic water bottles, plastic bags, plastic food containers, and unfortunately, soiled baby diapers.

In just the 30 minutes FMT Lifestyle spent with him, Yusuf had picked up five soiled diapers. “It hurts – it hurts my eyes, it hurts my heart,” he said.

Yusuf admitted that it wasn’t a spur-of-the-moment decision to clean up the park.

“There was a feeling of embarrassment at first. But then I thought, why should I be embarrassed? I’m not the one who is trashing. I’m doing something good for the community,” he reasoned.

He now mainly cleans areas around Cyberjaya, but occasionally ventures out – recently helping with the massive post-fire cleanup in Putra Heights.

He documents all his work on his social media handle, @yourpovcleaner.

“The reason I make the content is to bring some awareness, and educate the public that this is wrong. You can be better,” he said.

For Yusuf, it’s never been about recognition. In fact, he keeps his face hidden on social media, always wearing a mask.

He shared that despite sending numerous emails to the city council, there has been no response from them – and still not a single rubbish bin in sight at the park.

But in his experience, he said rubbish bins don’t seem to make a difference. From cleaning in other areas, he has noticed that rubbish often piles up, spills over the bin, and gets carried away by the wind.

Even on a recent getaway to Terengganu, he couldn’t escape the eyesore of a litter-strewn beach.

“It’s the mentality that has to change. People have to be more civic minded,” he asserted.

“It’s frustrating. After I clean, it doesn’t take long for people to trash again.” He said that in two to three days, he’s back to square one.

Though discouraging at times, Yusuf described this cleaning effort as therapeutic, a way to calm his mind when stressed. “I will come here just to blow off some steam.”

While he’s a one-man show for now, he said he hopes to make cleaning up parks a public initiative in the future – getting more people involved and expanding the activity to other parts of the country.
