Metro Manila is like KL. In term of history, CBJ is comparable with Alabang.

BTW, pudong, Shanghai was developed at about the same time as CBJ.

The fact is cbj is not mk, dpc or klcc or close to it. most bought property with borrowing, a failed investment could mean foreclosure or even bankruptcy.

According to napic Q4/2016 data; CBJ population will need to double and triple in less than 3 and 6 years time respectively.

It seems there are about 2,000 unit of developer units remain unsold in CBJ. Plenty of choice available.

From cyberjaya to ioi city mall is about 15km. In comparison, from klcc to one utama is about 13km; from klcc to icon city is about 14km; from ioi city mall to kajang is about 11km.

Incidentally, 15km is about radius of kl or dbkl boundary/limit from klcc.

It is a jam free factor to travel to IOI City Mall from Cyberjaya , as compared to let say to travel to Mid Valley . And for example from the main road to your garden ( it is common if u stay in Cheras ) may take more than 30 mins, not to measure let say 3 miles or so kinda thing.

Successful auctioned is considered a transaction by napic and valuer. If there are many units sold at auction at lower than prevailing market price, subsequent valuation for that building and neighborhood by valuer will be lowered.

In current trend continues, CBJ valuation is on downtrend and more could be underwater sooner than expected.
