QUOTE(Just Saying @ Apr 4 2017, 10:38 AM) Say all u want and I don't see Cyber's market comes crushing down now or in near future. Based on ur opinion, I suppose Garden Residence, SEG, Symphony and so on have made a BIG mistake by launching their product in Cyber. Maybe u're a Subang or Cheras boy and for sure Cyber will not be ur cup of tea due to its location. But you don't have to keep bashing it. If u haven't got nice thing to say just then don't say! The price might be a little stagnant now due to recession and oversupply but the bottom line is it still sells, maybe not nearly as easy to sell as some developer might think. I had friends who bought Symphony Hill and Sejati recently. And I bought SEG if u care to know. I guess location is the biggest selling point for people who work in airport. Anyway, just my one cent worth. More towards people who always travel via KLIA This post has been edited by xyyap: Apr 5 2017, 12:04 AM

I think no more shopping mall in Roppongi. CUCMS campus still the same, just that other components like mall might change to shop lot (based on pic of Edusphere project). I've posted this is Roppongi thread. http://clementhii.com/edusphere-taking-shape-fast/QUOTE NOT JUST A PLACE IN SPACE: We’re developing another education city in Cyberjaya, the 3rd in a series (our other ongoing projects are in Setia Alam and Ipoh). To be named “Edusphere,” the 24-acre development will feature a medical university, commercial blocks and high-rise residences, with a GDV of about RM1.8 billion. Construction of the spacious campus will be completed by year-end, at the site just across Multimedia University. Works on the other components will commence thereafter. The HCK Group is building an intelligent enclave to complement Cyberjaya’s aspiration to be Malaysia’s Silicon Valley. It shall be more than just a place in space: we’re creating a beautiful & conducive sphere for a discerning community.

QUOTE(BEANCOUNTER @ Apr 4 2017, 06:16 PM) You are a veteran in cj........koutou...... Imo...condos anywhere you cant keep for too long unless for own stay. It will hit plateau and tenants will move to newer and shinner properties nearby. Not really true. There are quite many properties scattered around KL that have managed this test of time are highly in demand up until today. This is true for those that are nearby to transportation hubs or business/commercial centres, especially those that are walking distance. In this context, Cyberia will remain very popular despite all the new upcoming high rise development because Cyberia will always be the closest walking distance to MMU. Similarly, in KL, for instance, Vista Angkasa Apartment will be highly popular as it is closest high rise residential to the Universiti LRT station.

Those who work and needs to travel using the LRT to KL or other parts of the Klang Valley prefers to stay near i.e. walking distance to the transportation hubs. It emulates the concept of staying in big congested cities like Singapore, Hong Kong, Tokyo etc. One must understands the property market not only in KL but other cities and not based on 'hear-says' or surface reading by Bean Counter.

Similarly, in KL, for instance, Vista Angkasa Apartment will be highly popular as it is closest high rise residential to the Universiti LRT station. There are a total of 37 stations on MRT 2 line and cbj station is near one end. In SG, hk and London, property price and rental tend to be cheaper toward end/begin of line. Those condo further away from mmu will need to lower rental to compete with cyberia. This post has been edited by icemanfx: Apr 5 2017, 04:41 PM

Yeap, good that you mention about those big congested cities, lots of good examples. In such situation, any residential within the vicinity will be in high demand, just a matter of price. Certainly won't be empty. But Ah Bean is partially right too. If a property has nothing special in terms of proximity to a place or any special features/advantage, the property might see a decline in terms of occupancy over the short/mid term, up until the property market picks up as a whole.

The reality is CBJ is not a big congested city.
