i didnt expect 100% but not even 20-30%...basically no appreciation after other deductions. but thumb up to seh for pouring in investment into the surrounding facilities.
To hold another 7 yrs for that gain ...not bad, but perhaps should look into more exquisite offering....horizon residence still have many units to choose from. The SeH loan program is apply only to completed units

Horizon residences are superlink units, about 800k onwards... need some time lah...

Normal link units in SEH 1 already sapu clean clean lah... I think now most of the subsales achieve are the link units woh..

SEH unit launch 2013 and reap the fruit in 2020 is very normal lah... If want to flip one, don't come to SEH landed unit, go flip the villa court flat at Goodview Height... thumbup.gif But don't flip the landed unit in GVH, you will stuck there with depreciation even by 2020. Developer has many unsold units and throw more discount than early phase purchaser sweat.gif sweat.gif ....

Haha...gvh villa court and residence definately for flippers. Even seh 1 std unit sapu clean clean...appreciation not good after 3 yrs...still need to wait for another 4 yrs? Referring to standard unit to achieve 700k by then... 😓

Yes, there will be a landscape lake.beside.the STP.

Horizon Residence has sunbird walk and musical garden, also can access to oriental garden in precinct 3.

Bukit raja by SDP? Which phase that VP in 2015 & 2016 achieved near 30% appreciation? I don't think have leh.....

P1 got at least 10-15% appreciation right after vp right? Considered good lo as this area really need more time 4 good cap appreciation.

Ao horizon nt doing tht well? As expected wth d soft market at ths price sure d sales will b slow. Seh need more ooopmh factors la to push up d prices like ehw, link to nse n mrt etc now 2 of it coming soon hoping 4 d other 1!

SEH link house phase 1 starting 400k+, vacant possession end of 2015, now subsale around 500k..

GVH link house phase 1 starting 728k (no discount given that time because SHL bluffing if purchaser can't afford 10%, then don't buy GVH), vacant possession March/Apr 2015, don't know got subsale or not, developer throwing the phase 2 unit now at 738k with 7%-10% discount.

EKVE do not improve the weakness of GVH, when people come back from EKVE, still need to make that stupid 4-5 minutes U-turn at SILK... Commercial development gg.com, only 1 shop open for business, out of 45 shops completed after 6 months if not mistaken? Currently still need to wait Semanja vp only can tap in the access of other people road to reach Kajang Perdana.. doh.gif doh.gif

Cant remember which is the earliest phase in br 2, which the price of subsale quoted by agent near to 700k. The price transacted remained to be seen. Believe to be able to get around 680 to 690k. Low entry of first phase seh...perhaps you will get 20-25% appreciation, but i doubt after that phase, u will get that % after vp.
Seh2 semiD cluster Evernas..seems to have room to get 20%?

Earliest phase in BBR 2 was Saron but it was under affordable housing category, so can't take as comparison. After that follow by Nobat, Nahara, Geta and finally Nafiri. I doubt Nobat can transact at 680-690k as latest transacted price for Cogan (slightly larger BU & better located) was 675k only. Cogan was launched at 630k onwards.

Yes, phase 1 SEH cheapest units did achieved about 20-25% appreciation after VP but recent transaction values had came down. Needless to say, those higher priced units can't get the same result. In fact, units that generally VPed from late 2015 to 2017 in KV also having tough time getting >20% appreciation. During this period, I would be pleased if can get 10-15%. Some unlucky ones r having hard time selling in subsale or getting <5% only.
