Earliest phase in BBR 2 was Saron but it was under affordable housing category, so can't take as comparison. After that follow by Nobat, Nahara, Geta and finally Nafiri. I doubt Nobat can transact at 680-690k as latest transacted price for Cogan (slightly larger BU & better located) was 675k only. Cogan was launched at 630k onwards.

Yes, phase 1 SEH cheapest units did achieved about 20-25% appreciation after VP but recent transaction values had came down. Needless to say, those higher priced units can't get the same result. In fact, units that generally VPed from late 2015 to 2017 in KV also having tough time getting >20% appreciation. During this period, I would be pleased if can get 10-15%. Some unlucky ones r having hard time selling in subsale or getting <5% only.

Actually travelling time is based on my personal experiences travelling from Semenyih to Sungai Jernih/Saujana Impian station by car.

Trains come every 5 minutes and reach Bukit Bintang in 30 minutes time.

Whole journey including travelling on the train, driving, waiting time is less than an hour. Possibly 45 - 55 minutes had passes from the time you departed your house in Semenyih and you have reached Bukit Bintang.

Still much better than travelling by car or by bus all the way to KL, no traffic jam, take less time and can sleep in the train if you got a place to sit.

if 3rd round lelong still no taker....I seriously fearful of subsale market in semenyih in general...

38 out of 1000 ready homes is not encouraging.

I know a newly vped project in si beh far land has at least half of 38 transactions with about 500 ready homes.....and it only vped in mar17.

if you really want to buy semenyih for own stay, buy after those project are vp

I think SEH & One Park is different type of product. SEH is a township which having clubhouse, shoplots, shopping mall and one park is just a normal taman. By the way, SEH do not have any future launch on double storey terrace anymore as it has been sold out. You may need to look at SEH2 or Eco Forest as comparison.

Depend on how you defined term of 'NEAR'...FYI. One Park is located at Bandar Sunway Semenyih and it may take around 10-15 minutes to reach SEH depend on traffic situation or they need to pay RM1.30 via LEKAS highway to reach SEH if they want to reach within 10 minutes. Not all amenities can be share by One Park resident. Example like Clubhouse, it is only open to SEH resident.

One Park resident normally will use Kiara business center and Vista Valley in front of Kajang East I presume.

All residents in Semenyih can share the amenities if they willing to travel a bit. Nonetheless, not sure if the quarry blasting issue near Sunway Semenyih / One Park is already settled.

Instead of building high end apartment, I will more prefer SP Setia to reserve this piece of land for future Ecohill Walk Mall expansion or using it as convention center..High End Apartment is not suit for Semenyih area at this moment.

Setia should learn and upgrade mah.... Trefoil let it stay in Setia Alam enough already, no need bring to Ecohill at the moment...   

Ecohill - Putrajaya highway will play an important role on future development of Ecohill & Eco Majestic. With this highway. we can directly reach putrajaya & HSR without through SILK Highway anymore...I think better let tat land to vacant for future development instead of doing for apartment lor..
