DATO ROSLAN KHALID owner of RK Group, Zaj properties, CSSB, KB Group, Tunas Dayamaju Sdn Bhd and he is a member of ENTREPRENUER OWNERSHIP, let us see where should we start to reveal the true him..

Roughly in the year of 2013, he planned a new development / project called Sang Sarang ( at that time) but somehow changed it to Ramada Lumut Resort now.

Let us tell a little bit of his background as a developer, he constructed Axis Atrium (now called as Axis Fiesta), Axis Sohu, Axis Residence and finally the abandoned project called Axis Crown(abandoned for more than 7 years now). He denied that is was his project keep hiding behind the bush by changing companies to manage from Reliable Capacity Sdn Bhd to RK Group to Zaj Properties and now CSSB. Yes, CSSB is still his by hiring a lady called Yusni Khan as the Person In Charge. Dun believe us? look at this. This proves that Axis Fiesta is still manage and played by this Dato Roslan Khalid.



Ok, let us now talk about his new project called Sang Sarang(u could find in Youtube)/Ramada Lumut Resort.

Ramada Lumut Resort is a Guaranteed Rental Return which is planned by Kinta Berkat Sdn Bhd ( KB Group) that it is a 10 years Rental Guaranteed and was selling at RM1000 psf.. Do u believe the price of it?! 10 years Rental Guaranteed paid by Dato Roslan Khalid?!?!

Now, after couple of years Ramada Lumut Resort been in the market, Dato Roslan Khalid financially facing problem not only to continue on the construction of the project, but also salary of his employees, his employees EPF (deducted from the basis pay but no contribution for the whole year of 2016), and all refund of purchase cancellation. Not only that, rental of their office in Midvalley , sales gallery in Midvalley also not paid for couples of months that it has been sealed with court order! COURT ORDER!! Look at the pictures, these pictures was taken on the main door of their Sales Gallery in Midvalley Centrepoint North level 7.




Besides of this, Dato Roslan Khalid also did not pay most of their suppliers. He keep raising funds which we here have no idea where does this "FUNDS" comes from, but definitely not for paying his debts of Staff Salary, Staff EPF, Income Taxes, suppliers. Most probably these funds is to pay his houses in Mont'Kiara, his cars ( Proches Panamera and Porche Cayenne).

So, do you really think that this development called as Ramada Lumut Resort will be completed in 2018? Do you think even if complete you will get your rental of what ever percentage promised?? Think again la, he pay his car, house and daily expenses is better than pay you! Everybody who deal with this Dato Roslan Khalid will end up loss money! This Dato Roslan Khalid is a CROOK!! TAKE OTHER PEOPLE'S BLOOD AND SWEAT MONEY BY CHEATING THEM!! IF YOU WORK WITH HIM YOU WILL NOT GET PAID!! HE WANTS FREE THINGS BY CHEATING EVERYBODY INCLUDING HIS OWN RELATIVE!

We are parties consist of Buyers of Ramada Lumut Resort which the internal news was given by the Ex-emplyees who salary was not paid, EPF was not contributed even though it have deducted from the basic salary.

This is to create awareness to EVERYBODY that there is this CROOK doing such things to EVERYBODY. Anyone could be his victim.

As mentioned earlier, we are her not to complaint. We are here to creat AWARENESS.. LOD has issue, but this crook ignored. as for Ex-employees, they also hav reported to relevant parties such as Labor Office, EPF office, Socso Office... U wan prove just check on any ex-employees EPF statement and bank accounts.

Pay money... u can even get TV3 to interview..

Noted.. and we have.. cancellation of purchase letter, and ex-employees EPF statement is enough.

Cancellation done... some of us had cancelled almost 1 year ago but yet to received any refunds as promised... they said " if cancel bookings will have fully refund" but now is fully utilize i guess.

Most of us is the 2k.. some of us is downpayment... you seems to know well enough, are you a victim too?

Yes, we are in the midst.. at the same time we want the EVERYONE of the public to know and remember this guy or family member of his, you never know he might use his family members name for new company marketing purposes.. yours is 2k or downpayment?

Most welcome.. Like we mentioned earlier, we want public to know about this. Also if possible the help of public to share out to create awareness.. The management of this developer still calling their buyer to proceed siging SPA to collect the remaining payment... but construction not moving at all..

Me or us?? Some of us signed SPA.. most of us stuck on the refunds..

Their employees/ ex-employee also very pity... 2months no salary, EPF no contribution for 1 year eventough deduction from basic pay, income taxes and yet this conman still screwed everyone of them for not bringing in more money for him(selling).. we could say that this as CHEATING employee salary.

Yeah.. like we mentioned earlier, we consist of buyers of Ramada Lumut Resort of which our refund have yet to have any solid updates when can it be refunded and also ex-employees..

Yes... that is what we are doing, create awareness to the public to alert them of such person doing such thing... DO NOT work in his company unless u wanna end up like his ex-employee where at least 2months of their salary not paid, 1 year EPF was not contributed even though deduct from basic salary, sosco etc... DO NOT supply or service any of his company if you DO NOT wanna do free job..

Sometime is kind of difficult too.. most developer start from small without track records or strong track records.. whereas cheap houses is what the market lack of right now, especially with bank loan rejection rates nowadays. All i can say location and right price is most important.... we have learn our lesson here and hoping people out there be more careful..ESPECIALLY dealing anything with Dato Roslan Khalid.

KBGroup closed up ady, Dato Roslan Khalod who is the Managing Director and also founder of the company have no intension to refund our money... so look at it, Ramada Lumut Resort is abandoned... that is why we are here to warn the public never ever trust anything that comes out from Dato Roslan Khalid..

The truth about this, its never under the son.. its him Dato Roslan Khalid.. he transfer to his son name in order to form KB and denied to the customer saying its not related project.
