Partly why the price remains low when compared to KL but remains premium in Semenyih area. SEH is lower in pricing and so far the precinct area has more premium feel compared to EM's precinct area (to be fair still under construction). The sports complex in SEH is nicest or biggest in KV? EM's remains to be seen whether is better or not.

As for the exterior or public area, EM definitely better.

The place is call beranang and only few km to Negeri Sembilan you see. So far and Ulu as some nearby when eco majestic launching still can get single story bungalow at only 400k n decent renovated too.

Show house should be ready when they hold some event after Chinese New Year.

people are willing to pay premium for the community, nicely done (well debatable for some quarters) landscape and streetscape with guarded security.

of course you can stay in big bungalow and rolling hills land with cheaper price but you need to grille up the whole house just in case got monkeys (real monkeys or human form) attacked.

tenderfield was launched 2 years ago at 1.42m, with 10% return p.a., it wont be less 1.7m for the same size, else we will get version 17 in a week

Bro depends on which type you are referring to - SD in Tenderfields started at RM1.36M (type 2E) when it was launched. There will be SD too (not many units though) in Stoneridge which I understand that wasn't the plan but required by authority.

He was referring to the first phase Cradleton I suppose. All the "intense discussion" is around the first phase Cradleton unit anyway...

I was referring to 2F, I guess it is the closest to Stoneridge semi-D for comparison purpose.

em and seh no need grille? from what one resident in seh told me i was under the impression it is so empty and scary when he is on work trip his wife will go stay with friend rather than be alone at home. sad.
