Based on the current trend, most of the time during peak hour, only those passengers near to the terminal stations can get the seat, no? Normally after 4-5 stations, the train already full, no? Anyhow, as mentioned previously, staying in Semenyih it doesn't mean you can't access to public transport as well. Choice is always there and because close to terminal, you always can be the "lucky one" to get the seat. brows.gif

Yes, that's I agree. Please live near to city if you want to reduce the suffer from jam. Just make sure the unit is no more than 8km from the office to have the real difference. That's why if you can get a landed DSL within 8km from the city center around RM 500k - 600k, please fast fast grab for it.. devil.gif devil.gif Please remind the same in other area which is 20km from the city center as well. I am pretty sure they wake up early to beat the jam also. Don't only round and round in Semenyih area only ya.. Remind the people from Subang / Puchong / Shah Alam as well, okay? thumbsup.gif Tell them if you work in KL city center, don't stay in Subang, Puchong or Shah Alam, you will fatigue in driving and loss your life... bangwall.gif bangwall.gif

I read a report before (but can't find it now), there are 50% of theft cases actually are among the residents themselves..

Frequent patrol is very essential.

Normally patrol motor, walkie talkie, etc is already inclusive inside the guard fees. If EW is using gurkha guards, perhaps the rate might be higher. If it is RM 10 / hour, we will have 6 guards instead.

Since it is handled by EM, I believe the "staffs" are "shared shared" among the Cradleton, Tenderfield, Gentlebre, Merrydale, etc ler.. Should be sufficient ler.. Full time basis mah, and pretty sure not only one manage, one clerk and one office assistant only... brows.gif

They give a formula in such manner:

(Total expenses / total share units) * Number of shared units allocated for the said Parcel


I do not know the units they are using for the "shared units". It doesn't seems to be square meter or square foot. hmm.gif

I believe the expenses for landscape mainteanace is clearly listed in the first item "General repair / maintenance", it is already included.

Condo is different, as mentioned before, swimming pool one thing, another killing expense is the maintenance of the lift. Landed don't have lift as common property.. laugh.gif

Water supply for landscape is included (item 12), pest control and cleaning /cleansing services is included as well (item 17& 19). Since most of the items are still brand new, I don't think it needs so much repair and the moment. Perhaps part of the money is used for maitenance of the garden. Trimming trees/shrubs only once after a few months. Perhaps that's the reason they leave item 20 (gardening and landscape) to be blank.

Anyhow, all the items listed are under estimation only, subject to change though..

SA told me MOT for Cradleton and Tenderfield is following old rule, pay MOT within 6 months.

Merrydale and precinct afterwards are following new rule, pay MOT within VP.
