QUOTE(Diver Lim @ Feb 5 2017, 10:39 AM) Hi guys, I found a photo of Cradleton actual show unit with little backlane view your reference. (photo back to 2014 Nov, view from Cradleton 20*70 second room) [attachmentid=8459065] It's quite close to the artist impression that we have :- [attachmentid=8459066] Thus, I believe this is the backlane of Cradleton Aiks! There was such plant at the back of the show units? I seriously don't remember it.

QUOTE(Diver Lim @ Feb 5 2017, 10:49 AM) I does verify with staffs on station several times and the answer are consistent. The backlane of show units are 15ft follow the actual measurements of Cradleton. Sounds good then. Just wait for them to deliver - sit tight and buckle up.

Btw, if the picture shown is the show unit with the actual 15ft wide backlane with the planter box, then less worry that it won't be delivered during VP. The only thing is don't over react when the plant is still at its infancy stage.

QUOTE(Diver Lim @ Feb 5 2017, 01:51 PM) Brexit photo, cement are not treated. So should be the photos for show unit like my photo in different viewing anger? I don't know leh. Not sure whether put planter box first then only the cement or how. I think no need speculate lah - should be able to see the light at the end of the tunnel soon.

QUOTE(tenderfield @ Feb 6 2017, 10:32 AM) just wondering, can we pay EM to do our house as sample unit? very lazy to go thru all reno things .... headache Bro, you don't pay EM for that. What EM can do at best I believe is that they will pass you the contact of the ID firm it use and then you liase with them direct. If I remember correctly, EM engaged Joseph Lim, a S'pore ID firm.

QUOTE(tenderfield @ Feb 6 2017, 11:05 AM) ya hor, not EW but ID firm. i knew some ID only charge few thousands to do whole house designs for u. but contractor u need to find yourself... maybe this one is better and cheaper .... Heard that the ID that EM engaged not cheap. Anyway, if you intend to engage an ID firm I would suggest that you let them do the coordination and project management- of course you have the liberty to assign certain works to your own contractors (so long as the ID firm agrees to it) but the risk is that if anything happen the ID firm and the contractors may play tai chi to each other.

QUOTE(Diver Lim @ Feb 6 2017, 11:35 AM) Okay, thanks. I just want to see whether not it would have two water switches im the bathroom if it's hot water pipe built in. Anyway, with Cradleton price, I don't think we would get build in hot water pipe also. Maybe developer can consider to offer Air Asia ways of add on package in the future. Give selection and then see what are the items buyers would like to add on. Example for hot water piping , cheaper and less hassle if we pay them to do when they doing normal piping before concrete and titles. On the add-on / upgrade package thing, I did raise it during my casual talk with them - not impossible but messy to handle. Probably they can consider it when they launch the premium products for the later precints.

QUOTE(dreamer2020 @ Feb 6 2017, 11:46 AM) if u hack the wall ll void the 3yrs warranty from EM I think whenever we do the reno, the warranty will void for the affected area - unless we want to defer to start our reno after 3 years.

QUOTE(Diver Lim @ Feb 6 2017, 11:53 AM) Only void on masteroom bathroom if we hack? But bathroom have high defect possibility... Sound scary. I would suggest better consult EM as well to be a little more certain on what will be void if we do reno on certain parts.

QUOTE(kochin @ Feb 6 2017, 11:56 AM) eh... surprisingly, i used them a few times before for some of my past involvement. not too expensive lah. one of my recent jobs also i recommended them again. kekeke. but make sure one knows who will be handling the job prior. and demand him/her dedication to the job full time. else. I see... seems to me that this ID firm is a reliable one (based on your experience). Nowadays pretty difficult to find a reliable (and 平靓整) ID firm / contractors. Conmen everywhere.

QUOTE(Diver Lim @ Feb 6 2017, 11:57 AM) Usually we heard choose material, hardly heard of add on service package sort of things. Maybe technically hard to implement. Some condo I went to... The wall are come with full marble....not sure how they do wiring also... I am not up to that level to know yet... Hehe... It's more on the upgraded specs and I think it's more worthwhile for the developer to consider for premium pricing project.

QUOTE(Diver Lim @ Feb 6 2017, 05:44 PM) I didn't research on solar type. Bad experience old days ( over 20 years back on my hometown house, I am sure new technology now should be more consistent and better after sales support but still not fancy on solar because of previous experience,.my hometown house solar panel as decorations now, bathroom using heater. 见过鬼,怕黑。) I am planning on storage heater pump, need to consult plumber how big project to install to my Cradleton when I get my key. Nowadays solar energy can be sold back to Tenaga under the FiT programme. Perhaps can explore this.

QUOTE(Diver Lim @ Feb 6 2017, 05:55 PM) This are different technology I think. Usually only condo or commercial building that have large space on rooftop. Old days solar heater are purely for heater only. Not confined to commercial building only, even house owner can enroll http://www.fit-seda-malaysia.comIf I remember correctly, Setia Eco Glades are into this programme but due to some reasons it was cancelled and SPS pay the compensation to house owners. Anyway, any single owner can enrol.

QUOTE(LTFan @ Feb 6 2017, 09:41 PM) Bro, which pic? Do you refer to this pic, the grass at the red thing? I can't tell for sure with this pic but I definitely agree with you that carpet grass should be given for the common area for Tenderfields precint.
