why don't want to listen when ppl advice you back in 2012? And why desperate buying 4 years back? i assume you got it late 2016? Also those 20% cash rebate sounds like a flipper trap. I'm talking about buying something worth the price which i usually got them only through subsale not from developer.

Until today out of the 5 unit i bought only 1 was from developer. I'm only holding 3 at the moment.

most of the loans is called compressed loans... bank officer submit simultaneously for you based on one salary earning and lands you with muitiple properties, of which you cannot afford to pay the installments...

the 30% upfront , nowadays cash rebate 20% upwards... maybe pay 5 % upfront, cincai dig also can get... plp investing wont pump 30% in unless is a damm good deal and credit is exhausted...

buy liao, 4 years ago, price crash 20% after renovations

Hasn’t loan compression scam been tightened up? Still not made illegal yet? Banks haven’t improved their checking procedures for these kind of schemes?

YUP. there is no better time. take this opportunity of market correction to buy a place for yourself. You need a place eventually why not just get one. i'm telling ppl to invest in subsale instead of buying new. I see those new props are all still trying to fetch 600k - 800k.. at this bad economy good luck in those greedy dev. Instead buy subsale from another owner who desperately wants to sell.

Confusing, so did you get your own place or not? Your talking about cash rebate etc..

On the other hand before getting another unit i'm looking at stock market temporary. I'm expecting the economy would really crash like what you guys suggested back in 2012. DJI at 18k, will pick up some stocks.

dude.. you still don't see the point after 8 years? no lesson learnt? tell me what kind of other investment would not go down along with property? Your dream came through we are in a real bad shape when it comes to economy. So what's your next step? continue renting? converting all your cash into GOLD?

KEEPING cash at this point of time WORST! if the country go bankrupt.. all the paper money will eventually be worthless.

You could always keep a basket of foreign denominated cash and/or gold.

now compressed loans are much tighter, those were purchased back then from 2017-2020 period transaction fall alot..

but if you still want to go behind the system, there are humans who can think of the best ways one..

one of the point i can raise is the valuers and the appraisal board , take instance one property A,

the valuation report for loan approving stands at 500k value, force value 430k maybe..

the valuation report for recovery/auction purposes stands at 400k/450k, force value , 380k

this pattern is very weird.... even both of them run simultaneously within the same area...

yup yup.. easiest way to enter now is stashaway i guess.

I'm already setting a side some money:
StashAway
2 MY REITS
4 other company shares.. 2 of them are penny stock tongue.gif just want to try my luck.

But babi.. the market rebound a little.. With US current situation i'm pretty sure it will crash. death rates are hitting the ceiling for them and their unemployment will just grow exponential. I felt bad taking opportunity during these kind of bad economy and political situation but at the same time there are no better time to invest.

dude you are talking as if there isn't a recent fall in the stock market. duh. The stock market took a steep dive last month nn paper itself close to 25% of what i invested had gone but just like property i'm still holding them. Your not the only one investing in stocks mind you.

Again your logic of property bubble has a serious flaw. Don't you see that?

Due to business interest, it is quite common for different department to obtain different value for the same property.

I'm doing so. and like what i've mentioned the idea for the next couple of months is to go into stocks and by year end i'll be hunting. I actually bought a pigeon hole for myself last year April 2019. I shifted right beside of ma office so that i could walk to the office. Best decision ever made. Myself and my wife is enjoying our place so far.

PS: the rich will just richer that's a fact the prop i sold back in 2017, 2 unit of them had returned me quite an amount of $$$. I'm just taking the opportunity of reinvesting.

You’re right but he also has a point coz I know quite a few sohais who fall for the rebate trap. Plus during the property peak time back in 2015-2016, a lot of these idiots go for those courses offered by those so called property investment guru who teach you how to own multiple properties without any/much capital. So these group of sohais la are those who will give others good auction opportunities soon.

You were lucky to have sold in 2017 and didn't buy more.
