Many of borrowers in current foreclosure round own multiple units and will trigger cross default. More foreclosure units are expected.

Unless they bought stocks with margin finance or loan, they are not under pressure to sell. losses is on paper similar to paper gain when stock rise and don't cash out.

Property is illiquid, price takes years to bottom. foreclosure is normally lagging behind bank interest rate, as bank interest rate has yet to peak, more foreclosure is expected.

U guys know those foreclosure proceeding take months to years... from d date you start not paying.. lod isdued.. 16d.. 16g.. till order for sale.. auction...

Even at auction time sucessfully sell off.. for d transaction to complete another 4 months onwards..

Fastest 9 months.. those debts on top of debtor cant hardly cover esp those servicing less than 10 years unless d appreciation is very high and bought before bull run..

2.5,k.. u selfsign tenancy and use d income to borrow?

Tenant paying promptly 2.5k could have better choice.. or d best buy it off..

then tats just normal. nothing related to property bubble burst. i do suggest u to look at 2007 US property burst. Tat is what we call BURST when one day u go to sleep next day the news are all over it. lehman employees just go to work to realize their company just went bankrupt.

My 2 units there all rented out 2.5k, and I have another car park for 150..so 2.65k..fully furnish.. 1y + 1y
Keyword is get a reliable agent and make sure your unit up to taste

Mine is fully furnish unit n klcc view.. I stick to my price n never lower than that.. If tenant no budget he can get something cheaper.. Most of my friend there rent out at range 2.3 - 2.7k

Almost half year already lo

Keyword is get a reliable agent and your unit must up to the value.

Tenant no budget geh I would not entertain as I scare he cannot pay rental on time

what make u think we are better than US? our system? our people? you and me? our resources?

we got many vss also ...

our income does not commensurate with daily expenses even we take out the property factor....

Subprime crisis in the u.s in 2006 was a economic depression.

guess you have never experience a economic recession or foreclosure proceeding. you will realize one doesn't has to go through a economic depression to suffer financial devastation.

i still really think the price is abit high esp 2.5 k onwards.... too many options around...

but i tumpang u happy to have such tenant... really a good bargain at this challenging enviroment
