Pay maintenance fees monthly lah, for guard and maintenance, why no need to pay maintenance fees for 3 years?

Cause you said developer will still be here to take care for us very long. No need committee. If we still need to pay. Then who manage and control fees and expenses? When fund not sufficient EW will cover?

If EW charge unreasonable high. We continue to pay or cut coat here and there?
So manu possiblity but already sire EW will be the management company appointed for 10 years? I just interested to.know.

Management company will manage the fee and payment, and maintain our precinct, no need committee.

We just need to pay monthly maintenance fee, the rest management company kao dim.

Management company is responsible to collect the maintenance fees, if not enough they need to cover. This is strata title property, if owner choose not to pay, then management can sue you, set very high restriction for you go in, not allow you using the common amenities, etc.

Owner who pay the maintenance fees, peace of mind.

This is the main reason I pay more for Strata GnG landed property.

You think EW main income is from collecting unreasonable high maintenance fees? sweat.gif sweat.gif

They just collect it for maintaining the property, last time SA told me a rate, can't remember liao, for Cradleton should be RM 200++ if not mistaken.

What I mean is I believe it would be more on choice and decision by residents that we hire EW as management company but you claim it's under policy that we must appoint EW as management company. I just wonder how this policy work.

That's why I said need to go back to check your DMC. It should be stated there somewhere.

Personally I don't think residents will care who is handling the management, important it is managed well with reasonable cost.

I repeat again. We are not on "who" discussion. We are on "how" discussion.

Our discussion is whether it's appoint by law and policy or by residents decision.

Of course important. You think poor guy like us that have no opportunity to stay in strata residents before doesn't need to more about these management company matters? It won't affect us?

Actually under strata act, EW will required to help resident to setup JMB and subsequently follow by management corporation after individual strata tiles is done. MC/JMB can decide whether still continue to use the service from EW. Usually JMB/MC will continue to use property mgmt company from developer as required developer help to quickly fix all issue within compoun area.

1st year....developer will have to involved in managing the property.
After 1st year....jmb will be formed. Developer are not allowed to involved in managing the maintenance of estate anynore.

Jmb will encourage residents to form the RA from year 2.

Silent reader/buyer (Cradleton).

In my opinion on previous property, before JMB formed, we need someone/or few person (of course buyer) to take initiative as a representative (this can be our future JMB of course).
Create a groupchat (whatsapp/telegram/wechat etc), admin verify only buyer can be added (snap a pic of SnP/censor those personal information), go on from there:
i) Getting all input and initiate talk with dev (if you said wait for dev to do something on their own, means you're just waiting like what's happening now and it is your property, your call) ~together we stand divided we fall~ thumbsup.gif
ii) A base for future JMB, don't wait for developer to gather you, gather yourself, afterall it was your property.
iii) you can filter out non-buyer, joker, spy, agent, dev as much as possible.
iv) whatever needed to stay in the group, stay in the group, cooperation is much needed.
v) the list continue.......... thumbup.gif

Forum is a good way but it was not so constructive sometimes (you know why joker rclxs0.gif ).
Of course it will take times for you to gather the volume of the group (Diver Lim, it will take time, trust me, when the time come and the words go out of the group, you will have more buyer joining) (words can spread like virus something).
We need the initiator (initiator can be verified by subsequent joiner), of course, buyers who are active in forum.


This is just my two cent, you may not agree and is your choice but do tag me in as I'm also interested to voice out my concern on the issues of Cradleton. (Sorry for other prescint, we need to take care our own prescint first of course)

Yes, according to Strata title formality, meeting to form the JMB shall be conducted in the first year.

Unless there is abrupt changes, otherwise don't think there will be a management company other by developer who will be handling the maintenace. Don't forget developer also part of the JMB as well.

Normally RA will be for individual title while JMB is for Strata title, no? hmm.gif
