asking 20% gain...actual will be much lower...by the time minus tax and other incidental cost.......how much one get to gain?

1st year....developer will have to involved in managing the property.
After 1st year....jmb will be formed. Developer are not allowed to involved in managing the maintenance of estate anynore.

Jmb will encourage residents to form the RA from year 2.

The joint managenent board or body not supposed to be long tern.
Jmb will encourage residents to participate and take over eventually. Residents can appoint an independence management company.

Depends on developers...

Strata properties usually take longer for tnb to sort things out.

The proper way is for each vp key handover and inspection, ew will have one rep plus one rep (usually supervisor) from the main con to join u for the inspection.

If follow conquas standard...they are supposed to test every power points light point aircond point and pipping water flow....

I think they pour water into piping.......
I also dunno much technically......

But the whole process took more than 2 hours...you will feel sweat n hot......no concentration to pay attention on what they were doing.....

but I doubt setia does all these during vp....from my experience......even during tan sri's tenure.
