haha why developer staffs come in forum will be damn low class act? in fact i like them to be more active in forum.... last time Lowyat did the same for their BTP project.... too bad tak ada liao... now the riyang thread is very informative because of the developer staffs responses... hahaa

Forum is a avenue for the forumners to share and offer alternate views and opinions. And it is a public space. Developer's rep I guess are most welcome to participate and engage with the forumners to clarify any issues which may misrepresented. Anyway... most forumners here are very mature adult... If they are interested in the project, they will clarify all the points anyway.... Just look at Riyang where developer's rep answer all questions professionally.....

If want to play in Kitchen, must tahan the fire lor. If you think any facts are not correctly pointed out, you point it out lor with correct facts...

Personally, I will not buy any products from company who take hard stand and threat a legal action who think otherwise than them. It shows the narrow minded of the people up there.

Btw, above is general statement and not construed as malicious accusation of any parties or person.

To mention a few misleading statements in the forum:

1. @alextyw85 @ June 4 2017, 09:42 PM implying that the developer short changing buyers by 78square feet of space in its Type B unit.
Secondly, implying that the developer is trying to cover up the shortfall by adding the car park space into the main parcel area.

2. @ IIIaZer Jun 1 2017, 03:34 AM implying not only that the service charge is excessive but also the car park area is taken into account in calculating the service charge: "actual maintenance fee is $349.96 + $34.99 (10% for car park)".

All the above statements are clearly false.

For example, i) there are already proposed layout plans readily available for @alextyw85 to check. Type A is 9600 x 8750 whereas Type B is 10500 x 9600. Type B dimension is much wider ii) @alextyw85 himself admits that the car park area can't be added to the main parcel area "this is my first time heard car park is part of the sf". Why in spite of his belief, he alleging the developer of trying to mislead the buyer by adding the car park space to make up for the 'missing 78 square feet' iii) under the law, service charge is always charged in proportion to the buyers share units in the parcel NOT the car park iv) the 39.6 cents charge is for service charge and sinking funds. This is only an indicative figure based on current market value for maintaining the number of facilities as provided in the proposed development. Under the New Strata Laws, strata titles are passed to purchasers before/upon delivery of vacant possession. The intention of the New Act is to ensure that the purchasers takes over control of management of the common property from the developer immediately as soon as the property is handed to them. After that it's up to the residents to decide who to appoint to manage the common area and how much is the appropriate service charge.

All the above misstatements can easily clarified by contacting the developer. Unfortunately they were not therefore causing confusion.

We hope that all genuine buyers will respond positively to our post by contacting the right source to clarify any doubt.

We will take action against those deliberately who negligently or deliberately disseminating false information in this forum or elsewhere. Thank
