1) floor affected ?
2) safety?
3) developers good in term workmanship?
4) Gemala residence how you feel facing lakeside?
5) Quiet for home stay? If facing lake near end lot unit?

1. floor, you mean flood? should be ok la.
2. safety, u mean security? it depends on the MO and JMB gua.
3. workmanship- i suppose ok la, they are a decent one- of course cannot expect everything also perfect la. if got defect then report and get it fixed lo
4. facing lake side of course good, everyone's dream, but have you been to the project site?
it is not really a huge lake, more like 10-15 feet of narror water body.
5. Quiet ?? the lake is public area, it will be handed over to MDK. there is jogging track and evening there will be many people walk around the lake.
i don't expect them to make loud noise- but if a group of them do, there is nothing much you can do.

Perhaps... consider Eco Sanc gua...

Hope only evening the lake got someone use to jog. Others time should be ok right? Anyone live nearby can comment?

On Q4, for sure house facing lake view side will be great but anyone of you have this concern on privacy especially the lake is public area and there will be sure a lot of people walk/jog during daytime?

hahaha... yes that is our dilemma always.
we wanna good view outside, but we don't want others to view inside.

anyway- it could be concern as between the house yard and the jogging track there isn't much distant.
so need to do some planting to reduce the exposure ba. should be hard to see inside the house, but if you leave the glass door open and chit chat in the house, there could be some people standing at jogging track and watching you for minutes from a distant without you knowing.

so i would say- keep you door and window and curtian close in your private/rest moment
open up and chill in the yard in your relax time .

nothing is perfect.

Good idea and agreed to put some plants to reduce the visibility of public at the park to see inside the house, perhaps install tinting also will help also.

I am quite ok with facing the lake / jogging track, but I don't like the lake facing layouts, Tropicana forcing 2 bedrooms onto the lake view, making the master bedroom much smaller

its not lake. its just between longkang besar and small river only. haha

but the river side is quite nice la for a jog

can share layout here?
better ma... 2 bed room also can get the prime view.

this is what i look for : - is the "river/stream" free flowing.
if stagnant then it may have lots of algae growth, not to mentioned mosquito and small

how will the jogging track be maintained
> whole will collect the rubbish,
> control the crowd so no silly activities
> how will they maintain the landscape. later all lalang out.

now should be good as Tropicana try their best to maintain as they want to sell more houses.
later leh? they will still do sometime but we know it will only head south.

Sorry I don’t have the layout, coz I gave up on Gemala dy. for the lakes and gardens all eventually goes back to the local council, even eco majestic and foresta big big lake also same story, eventually goes back to local council.

Anyone knows desa park city one maintained by who? I believe it’s local council also

You cancelled your booking? I thought you book one unit previously in Gemala?

Changed to Freesia 😃 for the extra indoor lighting and the layout, particularly the kitchen for gemala is very sempit, missus tak suka already thinking to dismantle the maids room, but then we wouldn’t have a store room if we do that, so freesia it is , and also the extra lighting from both sides of the wall clinched it for us

How much you get for freesia? Any others comment on Gemala? Not sure to proceed or not as freesia over budget badly. So far any other project offer similar to Gemala layout?

it is new trending for those want something better than link house, but got limited budget to get semi-D

it is right in between la... in short- the house is well connected with external garden "seamlessly"

Robin has a layout similar, but much smaller.
Eco ardence have them as well.

I think overall Gemala is a good buy especially those intermediate with back to big garden. This is a super super link grade, with semid features, not many to be found as the trend now is to get smaller and smaller with higher and higher pricr point

Nice 1ullaby. Of coz if budget permitted, Freesia would be great choice with semi-D concept and large size layout. Congrats to you still able get a unit there, I thought already sold out before this.

Hi, does anyone know if Gemala still has the referral fee? I asked the SA & he said no more for new projects, but not sure if it’s true or not. I’m in waiting list for Gemala & at the same time applying for the loan.
