any track record on high end property management from OCR? I heard that their on-going Project in jln ipoh sales not so good also. and i visited once to isola sales gallery , their internal sales staff is not so professional ..

Better ask him go back to restudy his sales kit before he start talking to anyone. I am not a property expert but i know sejati and utropolis is by Paramount. That's obvious man!!

I pay a visit to the show unit few days ago, their current up to date booking near 50% if its true*

they offer fully furnished package
like dish washer
washing machine with dryer
fridge
sofa
air cons
mattress
wardore
dining
i guess that is all lah

price per sqft is rm1600 -1700
worth or not if in this location?
ps: there are 4 development in jalan yap kwan seng thou

all these booking 50% 60% ....all are crap nowadys unless u r selling 300k+ affordable housing.....the figure is 100% bullshit....simple...so many choices are lower price than this y should one choose ock or ocr
got so many star res, mews, monolands, exism, tan2, trillions....aiyo too many to choose

only idiots will pay 1.6k for a project with the land size of a petrol station.....lower end products developer, so many things can go wrong with this development....talk about the method to solve parking system.....onwer will be left to solve all the shits on maintainance issues.

is i am their panel bankers.....i will most probably reject most of the loan unless manyak cash in my bank and vip customers

The concept of mechanical car parking is a joke, imagine you try to park your million dollar super car in such mechanism. What if the system broke down and you need to get out quickly?

Only fools and horses will believe the sales status.

There are so many completed condos in KLCC selling much lower than this, and some in better location, better finishing and lower density.

As down payment, stamp duty and legal fees should not be an issue for purchasers buying condos of this price range, buying completed condos (and save loan interest during construction) makes much more sense.

first of all you need a developer to build on a land the size of a bungalow. They then realise the car parks problem, the ramps up and down is not possible due to the micro size land.

Then came the architect that brilliantly recalled that during one of his overseas trips, he came across mechanical car lifts. Voila, car parks problems purportedly solved !!

Then you need a financier for the project.

Then you need the authorities to approve the project.

Lastly, to make a full house, we need......140 buyers.

Any takers?

To be honest, I don't see any potential from this project. Y the buyer so desperate want to buy a apartment on that Small piece of land ? 140 units in 4 sticks!! Have to use the word 'stick', not block. With pricing at 1600-1700psf, I believe I can choose a better 1 and cheaper 1 at surrounding, even though I close my eyes and simply choose also better than this.some more Sales person quality and management quality not into that class yet. I am wondering who is buying this... haha

Yeah I read your respond on this project, anyone actually used an automated car parks system before??

Like incase break down, your car get damaged
who will be responsible for the damage?

and if: they need to run a full maintenance on the car park system
will the tenant forced to park somewhere else for days or weeks?

I need more informations ...

If you ask me, it won't work in KL. This is for cities where an hour parking is USD50, or a parking bay cost RM500k.

In KL, we have plenty of cheap car parks.

I won't park my car in such system, would you?
