It is clear that the market can't afford big and expensive units. Developers now target medium income buyers / first time buyers.

We suppose that very much depend on one's needs and requirement. Pros and cons - individual title vs stata, u could be unlucky with strange neighbors who could change the facade of the unit and build a wall to block ur view to annoying neighbors who love pets or like to feed pigeons in front of your house.

Strata title - u have the management to govern and moderate the well being of the neighborhood, ensure your roads are clean - back yard's grass trimmed (assuming the maintenance are good) while individual title - there are ppl who refuse to pay maintenance/security and there is very little JMB could do.

Of course, strata title could do a lot of restriction on your renovation and one would have to pay more in $$.

1. no public house scheme aka selangor ku?
2. Looking as Aspen track record, they are building luxurious for the upper market.

This looks like a positive news. Personally, i didn't like the idea that Tropicana were selling the Urban homes aka soho here. Hopefully, Aspen could raise or at least maintain the 'prestige' feel in Tropicana Heights.

Indeed. One should go there morning, afternoon and at night. Check surrounding amenities e.g. hospital, school, groceries stores, market. Talk to the owners.

I believe the trend is moving towards strata title for landed. I have heard many stories (even new project with house over 1M) where owners refuse to pay maintenance and at the end of the day, it is either the abiding owners pay more or security is being compromised. Their JMB was literally begging the stubborn owners to pay. This is where the strata title act become handy.

Like it or not, strata title properties in general will be better maintained and they would have better future value in comparison to individual title. My 2 cents.
