Ridgefield owners, do you feel the card scanner at the entrance is too weak to scan the card from inside the car?

1. Drove as close as I can get to the scanner. Nothing. Had to pass the card to the guard to scan. Even he had to find the right 'spot/angle' to scan the card

2. I thought this was the case too. But after trying on two different tint levels on different cars, still nothing.

Visited Fairfield and they had different card scanners. No one wind down window to scan. Work as intended

Well, the more noise from owners the faster they act on it. I saw a lot of units (townhouse) going through renovation but quiet from the semi-d side. And as usual, no unifi supply until at least 50% tenancy

Townhouse ridgefield is strata. Only first phase Fairfields individual title.

Even Eco Sanctuary homes can go for reno..so not surprised anymore

    why are the reasons allow them to do external reno? which means the Management Corporation allow? what about strata legal site?
in this case, can value of Strata house affected as no more uniform landscaping !

if people are allowed to reno strata title then the uniformed houses will be gone. no more all whites example like in Eco Majectic kindda thing  but indeed its a good thing to force people to pay security. Just wish they were more  strata terraces with clubhouses/pools that are not too expensive these days    even places that sunsuria city where one might need to fork out RM400++ for maintenance are not providing any swimming pool or whatsoever so called condo facilities 

For comparison, Faifields owners are paying RM150 for their security fee.

Whats the point of buying landed but cannot reno?
In my place non strata but got JMB form for guarded, all the Malae pakat all to never pay maintenance fee. All drive BMw expensive cars.

So sad to have this kind of situation.

I believe the trend is moving towards strata title for landed. I have heard many stories (even new project with house over 1M) where owners refuse to pay maintenance and at the end of the day, it is either the abiding owners pay more or security is being compromised. Their JMB was literally begging the stubborn owners to pay. This is where the strata title act become handy.

Like it or not, strata title properties in general will be better maintained and they would have better future value in comparison to individual title. My 2 cents.
