SA wont be able to give u a straight answer.

Its up to the JMB once its setup.

So take some time to involve yourself in the general meeting etc. If everyone votes on it, any "prohibition" of strata titled place can be overturned.
*
Hmm. I can't recall what the SA answered when I asked that question but seems like can install. Just need to make sure follow rules I suppose.

As you said, once JMB is formed then anything also lepas la laugh.gif

Hmm, i wonder if you guys plan to install grills on a strata title property? It will look funny if it is made optional. Imagine 1 house will grill and another without. From the security point of view, it makes the unit without grill an easy and prime target for burglary.
*
I may grill up the man cave sliding window. The insecure feeling of being exposed is strong. Yes, it's an open concept but better safe than sorry. Pressure sensitive alarm system also cannot protect you 100% sweat.gif

QUOTE(MeToo @ Jan 9 2017, 05:36 PM)
I will not be installing any grills.

I'll alternate between security glass for smaller windows and security screen/mesh for bigger panels/glass doors.

Strata or not, its better not to leave the glass naked... u know how effective the current bangla guards are la...
*
May I know what security screen or mesh looks like? I can google but there's plenty of images. Dono which one you're referring to. Paiseh ya.

Nepalese guards wor.. But still cannot leave our lives on their hands fully la..

Something like this :-

http://www.panther-asia.com/landing-page
I think that's too extreme.

Maybe swap out the windows with Lexan plastic as they are good enough to withstand a gunshot or two, thicker doors to prevent blow-torch burn and prolly a stronger concrete for the roof if you are staying the top floor laugh.gif

THis kinda security mesh https://crimsafe.com.au/products/ , my sister also using this after her place got broken into in Australia...

In Msia there are several other brands, 3 panel glass door would cost about RM10k
*
sweat.gif thanks for the insight. never knew such safety windows will cost a bomb.

and you both got pretty wives surely need to invest on security. lol.

QUOTE(danielisme @ Jan 10 2017, 09:36 AM)
Check how tight the security is ... if the security r lenient then better do grill + alarm system + Cctv
If security very tight . All visitor must register and call owner before allow them enter then u can save grill money
*
Alarm system is provided by developer, pressure sensitive sensors on all windows. CCTV need to install ourselves.

I thought it's SOP for visitors to register and guardhouse call owner before allow entry? Funny thing is, with no intercom the guardhouse will instead call our mobile phone whenever got visitor or courier delivery. Pros and cons I guess.

Just to confirm, Ridgefield punya unit no free clubhouse membership for the clubhouse right?
*
Nope. For Ridgefield owners the clubhouse membership is excluded from the maintenance fee smile.gif

QUOTE(mthc @ Jan 16 2017, 12:55 AM)
WALAO... Ridgefield is gonna look like a bomb since we never expected Parkfield to look good at all. Really wey.. things here keep getting better only. I believe the retails gonna look really good as it's facing the park and all. 250 acres is easy to plan, deliver and maintained.. this is what I have said before one year ago.
*
Wah.. Don't jinx it bos. Later they cut corners with Ridgefield after getting good feedback on Parkfield sweat.gif

But we can't use the clubhouse at the current sales gallery there right?
*
Correct. Ridgefield owners cannot use the clubhouse facilities unless pay separately to be a member.

And the solar panel for water heating need to notify management to fix. Roof is common area so no need to ask neighbor for approval also. But on sharing the solar panel, depends on type of panel to be installed. Need more research on this smile.gif

Dont worry la, willyboy88 is right in saying that Tropicana have been very consistent in delivering on their promises.

Its not like certain upstart developer who launches 20 projects based on good marketing and PR....  laugh.gif
*
I also believe in Tropicana's quality and consistency. Was at Tropicana Gardens sales gallery yesterday. Looks good.

How much we have to pay for the membership? Can pay per use or not?
*
SA also cannot answer coz up to clubhouse management to put up the price for residents and visitors. Pay per use also subject to management if they allow such a thing.

KLE Legal. Lucky you kena the ONG law firm. Lol. Damn hot topic in /k. Apparently the lawyer's father is in the property industry.

Won't be signing anything until after CNY and the banks are very inefficient at this time. Except tiger bank sweat.gif

hi guys. one out of topic question. as TH is a strata township, do they allow residents to walk pets at common areas like the precint sidewalk, walkway or public park? or is it up to JMB to set house rules?

If not mistaken we are not even allowed to have pet. I think it's in our snp too. With this being the case.. I think your question about bringing pets for a walk might not be relevant.
*
Hmm.. I heard different hence me asking here. I'm currently living in a condo and they allow keeping pets just not allowed to walk in the common area.

Anyways.. not sure how trustworthy propsocial is but according to them both Parkfield and Ridgefield is pet friendly. don't take my word for it smile.gif
