One can simply imagine AK got most DBKL projects than any other reputable developers in Klang Vally. BTW, the location is ok la. I like TD, nice community.

Yes I agree. The Aset Kayamas tycoon got a strong cable to DBKL LOL.
Btw, anyone got any concern about the oxidation pond on the southern part of the Desa water park?
Someone mentioned it is smelly in that area.

what can be done?
U know hor....last time the location for for KL eco city near Abdullah Hukum LRT also oxidation pond also right? Look at it now.
When land is scarce ....oxidation pond or not...people also buy LOL

In order to reduce smell,
They can actually convert current conventional type of "open" oxidation pond,
To the "closed" mechanical type.
It will also save some land space.
However, it they to develop dwp,
IWK may include the condition for them to upgrade existing STP plant located next to it....

I didnt even take note of the huge Ajinomoto plant across the river and NPE highway before you raise it.

I have not been to that area of town before...how bad is the smell?
Is the smell due to the fermentation of tapioca or sugar cane from the Ajinomoto plant?
Anyone in this forum who stay nearby the plant e.g. Kuchai Lama, Taman Desa or Taman Sungai Besi...can share their experience ?

haha..Yes..in Malaysia anything is possible.

The industrial land where the Ajinomoto and YTL Cement is located in a good location.
NPE, Besraya , KL seremban highway, Maju expressway and its a stone throw away from future transport hub of Klang Valley(Bandar Malaysia)
Perhaps next time Ajinomoto or YTL can sell their land with good profit and relocate to a different location. haha

Yes, there is large piece of land there,
Including currently where the Chinese restaurant sit on.

But I think Builcon may still be there for quite sometimes,
1)They just upgrade their plant 5years ago....
2) This strategically located next to KL City, being supply to many KL city construction site...

Taman Desa is a matured and popular area.
The nearest high rise to oxidation pond is Danau Impian and the smell are bearable and only when is windy.
Ajinomoto? Don't think will affect that much.
Affordable housing may be build facing the pond and high tension wire.
Villas will be build facing the lake and apartment facing the lake overlooking these villas.
Prices here are still.low compare to other area and it's a real hidden gem.
99 leasehold 938 sqf selling about 450-485k
Terrace are from 1.35 to 1.5 mil.
Self sustain Taman with banks, pubs, local food, cafes, and offices.
Price will increase together with the New DWP and Bandar Malaysia.
Just Google the distance to KLCC and the traveling time and you will know why it's a hidden diamond. :-)

Ya, don't think YTL Concrete (Buildcon Kuchai Lama plant) will sell off. Such a fat cash cow for them. Nirwana is beside Buildcon also...

Despite its leasehold status...Yes indeed Taman Desa is a hidden gem. Very close to KLCC, Bangsar, Mid valley etc.
I agree with you the affordable housing will probably be built facing the oxidization pond and htc.
Will have to see what is the pricing for Aset Kayamas to be launched here vs Bandar Malaysia launches.
If the price not much different ....might as well buy Bandar Malaysia directly since BM is confirmed to be within walking distance to the transport hub.
