QUOTE(TokCoc @ Feb 4 2018, 04:59 PM) Have u ever visit one of those? I visited all of them during my search for a condo in this area. The condos were two classes below Windows On The Park. I maybe biased because I am an owner/live in WOTP, but it is the fact. This post has been edited by Stamp: Feb 4 2018, 08:52 PM

QUOTE(Nikmon @ Apr 8 2018, 05:14 PM) rental so so only but you said demand is good got lelong unit but you said a lot of people buy buy big unit for own stay still got developer unit but you said that area is booming. seems like reality is contradict with your observation.... Rental rate for the smallest unit is holding steady. The bigger units bought by ppl mostly for own stay. Some developers’ units not sold are big ones and facing the industrial area. I’ve always said that it’s a mistake that the developer increased the price for those units. Too greedy obviously. In short, speculators and investors bought the smallest units (sold out very fast after launch). I would say only dumb investors bought the big units. QUOTE(nbi @ Apr 8 2018, 08:28 PM) what was the sales package before developer increased its price? Developer increased the price when the launched Block B. The units facing pool/landscape were the most expensive in terms of psf, and the ones facing Balakong industrial were more expensive than the units at Block A that faced BTHO/KL.

QUOTE(ameliorate @ Apr 15 2018, 10:34 AM) SDB made a wrong bet. Their modern design belongs to Mont Kiara or Damansara. Cheras south, not so much. I disagree. Unsold units are big units. ALL small units were sold out fast. So design had nothing to do with the unsold units. The SELLING PRICE is! Had SDB not been greedy, they would have sold many of the big unsold units.

QUOTE(Nikmon @ Apr 15 2018, 05:00 PM) but appreciation for the small and large unit are equally suck....if the demand for the small so high, why would the transaction price said otherwise. stop lying here likes HELLO HELLO did, now this lair hide behind internet not responding any thread..... Ameera appreciation is supper good, go check the history of Ameera, than you will know how suck is here in term of investment. I wasn't referring to property price appreciation. I was responding to the dummy who accused SDB of making a mistake of building a modern and upscale condo in Cheras. Dont twist my words. I am not an investor as I bought the condo for own stay. So property price appreciation was not a concerned to me. As I said previously, only STUPID investors would invest in big units and expected the units to appreciate in price very fast. Obviously you belong to that group of investors. This post has been edited by Stamp: Apr 16 2018, 08:45 AM

QUOTE(BEANCOUNTER @ Apr 15 2018, 02:43 PM) this is their design DNA language. doesn't matter where it is. I don't think the design make or break subsales. Price does. That's true. Thank God there ARE SMART investors here.

QUOTE(ameliorate @ Apr 15 2018, 11:52 PM) Cheras South is booming don't get me wrong. What I meant was SDB product does not fit the profile of people there. It's a bit too Scandinavian, minimalist kind. Not trying to insult anybody there but they are more comfortable with Mercedes and SDB is more like Tesla (figure of speech). How do you profile the people in Cheras South?

QUOTE(ameliorate @ Apr 16 2018, 02:18 PM) Cheras South people are quite humble working class. Obviously you don't belong to that category since you're so proud. I quote below: "what freaking status were you trying to bring up? if you dont believe what others say about the market value of WOTP, who gives a damn f*uk about what you believe. jangan perasan bagus! " The fact is that the sour grapes are those who could only afford to watch people live in high end condo in Cheras Selatan. Enough said. This post has been edited by Stamp: Apr 16 2018, 06:16 PM

QUOTE(trust4you @ Apr 26 2018, 03:32 PM) Good for him, prepare to pay close to rm1000 maintenance fee monthly for 2116 sqf. 35sen psf x 2116= about RM 750 That’s not what I’m paying now. About RM570 pm for 2116sf. It’s still 27sen psf include sinking fund.

QUOTE(BEANCOUNTER @ Apr 26 2018, 11:22 PM) I dun think 27sen is sustainable in the long term unless you guys start to cut cut cut....... 1st to go is the shutter bus servixe to and from nrt station if any I never expect that the maintenance fee is perpetual. Someday due to inflation the fee will need to be adjusted upward. I don’t worry much of the free shuttle service to MRT since I don’t use it. There are ways to maintain the service should handling and maintenance costs become unbearable. If I’m not mistaken, there’s a healthy surplus of fund in our JMB the previous year. I bet those lelong units were originally bought by property speculators. I got no sympathy for them for losing their properties since their kind contributed to artificial increase of houses prices.

QUOTE(Volkswagen2 @ Apr 29 2018, 09:31 AM) Looks like nobody is interested to reveal the original developer price of the 1619 and 2116sqft units. If i have not mistaken, a friend who bought the smaller unit 3 to 4 years ago, the size is around 800sqft or slightly lower I have forgotten. The selling price was about above RM400k already if my memory did not fail. The developer selling price of the 2,100sqft should be close to RM1 million if not more. Smallest unit was 900sf.

QUOTE(propertybbb @ Apr 29 2018, 10:42 AM) Wotp is destined for ownstay purpose. Investment then need to hold long long as no other catalyst there..it ll be organic growth Exactly! WOTP the big units were aimed for own stay. That’s why I’ve always said that it’s a dumb move of the speculators to buy big units and expected the price to increase fast.
