If yes pls buy EcoSanctuary.

Cause I can tell you right now Cheria you CANNOT do anything. Even if you want to change yoru window frame cannot, put in some awning cause rain splash directly onto your main door also cannot, etc etc. Pretty sure you buy Dahlia also will be same.

My wife thinks that the Cheria Type B model house's renovation or Dalia Model house's renovation is perfectly fine.

No plan to move in until next year. By that time Cheria will be under JMB management instead of Tropicana.
So we still have time to decide, research etc.

Cheria.
1. Forget about extension, its RC walls, so no hacking regardless.
2. Same goes with windows etc, zero hacking.
3. If your bet is the JMB, understand Bayan JMB same thing, everything also cannot.
4. Dont use the showhouse as reference, showhouse did many things which Tropicana Management says cannot be done with the other Cheria unit.

But... if you insist you will not touch the facade, i.e. say change Balcony railign to glass, or repaint the main door to darker hue, etc, then Cheria is good fit for you.

Some feel highschool with uniform looks more standarized, while others feel highschool which allows own outfit shows more individuality.

Which will have "better value" in the future no one knows.

F&B will organically grow as more ppl move in, the first ones to move into any new neighbourhood always suffer int he form of lack of amenities, food availability. air quality from nearby construction/renovation etc etc.

I'm very optimistic on the F&B situation in Canal City, pls do note that KK took nearly 20 years to get where they are today.

Landed investment in that area.. is tricky..

You should make a research of the landed houses in KK, for me its an unattractive investment

Location wise ofcourse PJ better then Canal City.

But for me, I cannot get a relatively large Semi D with guarded/gated environment in PJ at these prices...

Canal City have 2x the houses compared to Kota Kemuning...

15 yrs ago KK was awesome... 5 years ago the traffic is hell... now its better with the enlarged 1st roundabout

Frnkly i feel condo potential for this area would be limited.

KK, for the longest time, only have 1 condo (and some low cost apartments). Hence that condo was very well taken up. However, in Canal City, there seems to be much more available condos, not sure how would the future take up look like

Canal city is terrible jam compared to many areas
I believed is due to limited access to highway (1 route to KESAS, 1 route to ELETE/SKVE) and the traffic light nearby 257 but not sure any better idea to solve this
However, i saw there is a new road under contruction at the 1st roundabout last week, not sure where this road access to, hopefully it can ease the traffic loads

The 257 traffic light is the actual boundary between Shah Alam and Kuala Langat. Now sure how easy for them to get budget to built anythign there. But a flyover would be very very helpful (but we know its next to impossible seeing as how KK flyover promised for near 20 years nothing happen).

SO the next best thing would be to convert the traffic light to a big 3 lane roundabout, somehting like the current expanded KK roundabout. THat might ease things slightly.

Another better way to solve is to complete the WCE link at the Western part of Canal City.
