QUOTE(googmsftyhoo @ Dec 4 2019, 01:57 PM) We are still looking around. Taking it slowly as we adjust to our new life here. Cheria Type B just VPed. So there will be subsale units coming up REAL soon.So far....my wife likes the Tropicana Aman Cheria Type B and the TA Dalia. Gamuda 257 also not bad but it is more expensive. If its upto me, I'll take the Dalia Semi D instead, thats much better in term of design/space |

QUOTE(googmsftyhoo @ Jun 16 2020, 10:46 AM) The rental tenancy agreement has not expired. By the way, do you like renovating and/or personalising your unit?We are still looking around. Wife still prefers TA Cheria Type B or TA Dalia. If yes pls buy EcoSanctuary. Cause I can tell you right now Cheria you CANNOT do anything. Even if you want to change yoru window frame cannot, put in some awning cause rain splash directly onto your main door also cannot, etc etc. Pretty sure you buy Dahlia also will be same. |

QUOTE(googmsftyhoo @ Jun 16 2020, 11:56 AM) Not really looking into an external renovation or external personalization. Cheria. If we were to go with Cheria Type B, we have no plan to change the external look and feel nor extend out. since 3200sqft for a family of 4 is more than sufficient for our needs. Likewise for Dalia. My wife thinks that the Cheria Type B model house's renovation or Dalia Model house's renovation is perfectly fine. Both Cheria and Dalia have lots of windows downstairs already. No plan to change windows frame or add windows etc Cheria Type B's kitchen is brighter as it faces the outer house perimeter wall plus Cheria Type B has side windows on the dry kitchen area vs Dalia's kitchen which faces inner wall(darker) Also, Cheria Type B master bedroom has bigger front-facing windows (which my wife prefers) vs a smaller upper wall outlet windows on Dalia's master bedroom(darker). Cheria Type B and Dalia floor plan already have the modern and open floor plan that we a looking for. So...our renovations will mostly internal and simple interior design renovation only e.g. kitchen island, cabinets, plaster ceiling, curtains etc No plan to move in until next year. By that time Cheria will be under JMB management instead of Tropicana. So we still have time to decide, research etc. 1. Forget about extension, its RC walls, so no hacking regardless. 2. Same goes with windows etc, zero hacking. 3. If your bet is the JMB, understand Bayan JMB same thing, everything also cannot. 4. Dont use the showhouse as reference, showhouse did many things which Tropicana Management says cannot be done with the other Cheria unit. But... if you insist you will not touch the facade, i.e. say change Balcony railign to glass, or repaint the main door to darker hue, etc, then Cheria is good fit for you. |

QUOTE(wong8981 @ Jun 16 2020, 01:13 PM) good to have a standardize facade, better value in the future. and too, better look. Some feel highschool with uniform looks more standarized, while others feel highschool which allows own outfit shows more individuality.but rain water splashing to the main door is a concern. Which will have "better value" in the future no one knows. |

QUOTE(willyboy88 @ Jun 19 2020, 10:07 AM) In my opinion, high rise luxury condo can be a tough sell at this location. Parque concept might work closer to the city where the jobs/commercial areas are.More so in a post Covid19 world, people are avoiding high rise condo etc and instead will opt for landed property. At this area most people are looking for landed property e.g DSL, Semi D, Bungalow e.g. either (a) most Canal City home buyers are upgrading from their old homes in KK, Subang Jaya, USJ, PJ, Klang or (b) those looking for a landed property with new floor plan etc Parque Residences is a niche high rise property that sells at a premium price. There are markets for these but very limited. As competition comes in e.g. Amber residences(G257) and Aman 1 (TA), ES may have no choice but to cut prices to compete and clear stock. Kota Kemuning/Canal City is essentially a housing estate, condo have limited attraction especially considering the distance to where most jobs are. |

QUOTE(wong8981 @ Jun 19 2020, 09:27 AM) F&B will organically grow as more ppl move in, the first ones to move into any new neighbourhood always suffer int he form of lack of amenities, food availability. air quality from nearby construction/renovation etc etc. I'm very optimistic on the F&B situation in Canal City, pls do note that KK took nearly 20 years to get where they are today. |

QUOTE(BacktoBasics @ Jul 6 2020, 12:27 AM) do you think it is a good buy for investment?? I am contemplating and i dont see that area will be fully developed in another at least 5- 10 years. Landed investment in that area.. is tricky..whats your take on it? You should make a research of the landed houses in KK, for me its an unattractive investment |

QUOTE(BacktoBasics @ Jul 6 2020, 02:29 PM) Noted with thanks, actually I am still not keen on canal city. I think it would be better to get a sub-sale in PJ. used to the convenience actually. haha Location wise ofcourse PJ better then Canal City. But for me, I cannot get a relatively large Semi D with guarded/gated environment in PJ at these prices... |

QUOTE(MNet @ Jul 25 2020, 10:05 PM) Parque buyer is more to own stay upgrader from nearby area Frnkly i feel condo potential for this area would be limited.Yes it will fetch higher price in the future after the town grown KK, for the longest time, only have 1 condo (and some low cost apartments). Hence that condo was very well taken up. However, in Canal City, there seems to be much more available condos, not sure how would the future take up look like |

QUOTE(willyboy88 @ Aug 2 2020, 11:47 PM) The Parque residences looks good. The Parque vs Grandezza totally differently target market Very nice facade and you have the full resort facilities in a quiet and new township with 2 international schools nearby for your growing kid(s). If got extra money, can also aim for Grandezza. |

QUOTE(Sylph818 @ Apr 6 2021, 10:59 AM) from KK/KU access to highway consider no jam compared to Canal City in the morning The 257 traffic light is the actual boundary between Shah Alam and Kuala Langat. Now sure how easy for them to get budget to built anythign there. But a flyover would be very very helpful (but we know its next to impossible seeing as how KK flyover promised for near 20 years nothing happen).in the evening, highway to KK/KU is jam due to ppl from Canal City is also using the same route Canal city is terrible jam compared to many areas I believed is due to limited access to highway (1 route to KESAS, 1 route to ELETE/SKVE) and the traffic light nearby 257 but not sure any better idea to solve this However, i saw there is a new road under contruction at the 1st roundabout last week, not sure where this road access to, hopefully it can ease the traffic loads SO the next best thing would be to convert the traffic light to a big 3 lane roundabout, somehting like the current expanded KK roundabout. THat might ease things slightly. Another better way to solve is to complete the WCE link at the Western part of Canal City. jeffboon97 and Sylph818 liked this post
