If compare ES and EA terrace, EA layout much nicer. Don't have so many damn balcony. Freehold some more.

Price is due to location and as some rightly pointed out, ES launched during the tail end of boom time. Canal city has a lot of potential. It is up and coming compared to the matured EA. Like stocks, you price based on future not current.

I sincerely doubt cost is lesser....

I think cost is actually more and TA miscalculated....

The next Semi D/Bungalow phase they no longer offering Japan Tech/RC houses.... if it was good margin they would have likely continued no?

1. 4 big developer for one big canal city, each developer target slightly different segment

5. Nearer to Cyberjaya / West Port / Airport / Subang and Sunway, EA only good with it's NKVE to KL, which damn jam already
6. Huge central park , green, biking community with bike pathway cover the whole canal city.
7. 2 mall already in construction, future have office tower, convention center, performing art center, the plan much better than any other township.
8. University nearby - better catchment for business
9. Ready amenities near KK
10. Potential to link up to Puchong easily - 10km away

labour cost is definitely lower bcos they dun need as many brick layers.

BUT you were right...if its better margin, they will continue this method instead of going back to traditional method.

Will this type of precast home hotter? meaning absorb more heat during the day?

many developed countries already don't have brick by brick laying homes jor many many moons lioa.

as human, we need to advance with better technology and methodology. You want brick by brick laying yet I heard so many adverse comments about the brick layers themselves, i.e. bangla.

Its time for us to stop relying on foreign labour and accept new way of life.

I assume that from CC to KUL no jam at all? despite 'alternative highway accessible'?

I thought I read here even access to Elite via BTP is a nightmare NOW despite very little population in CC itself?

Your point (7)....most things already in operations in SA. What next? people complain about traffic jam, bottle neck and beh tahan living there.

Your point 1 - Puchong and Cyber also got most 10 top developers dipping their feet into these township. Fast forward 10 to 20 years......Any good things to talk about Puchong and Cyber?

IMO, its perfectly fine to support where your money is. Hope is good, but like most bigger size developments, it will be like same o same o after x or xx years. then someone will start talking about Banting and how wonderful the property development there.

For the heat issue... walls I reckon RC vs Bricks more or less the same.

As for the ceiling, Cheria is running on PANAHOME system, with dual layer roof and rockwool insulation to keep out the heat.

Yeah, all is same, but what is the point here is compare why people like this self-contained township, some people like EA, some EM, some ES, everyone have own preference.

EA:
1. Freehold
2. Huge catchment from home upgrader from Klang and PJ folks
3. Sit on ready amenities on SA
4. bla bla bla.

EM:
never been before, cant comment and dont wish to go that area at all.

When its an area too many developer come in and cincai build on small piece of land then the result wouldnt be too good... looks messy...

Why Kota Kemuning hot? Cause its mainly 1 developer Gamuda for the entire township... hence it looks well planned.. nice greenery etc...

Overall Canal City looks as good if not better then KK....

If you see the BR masterplan, it is VERY close to SKVE and yet.. the developer didn't build direct access and rather the residents need to use other township access ie KK and BSP. This point alone, EA/SEP/SA already won hands down. In current sluggish market, developers still keep building and expect prospect to buy the projects without getting developer's commitment for infra enhancement.

Gotta agree on this...

Using the BSP access will be a nightmare.... hence developer must push to sell everything otherwise once people start moving in the jam sure create headlines....

I cannot see the big potential where developer not even put in written CAPEX commitment for infra upgrades. If just item 1~8, almost any new townhips have these...

Kk and the modern puchong almost launched the same time. I picked puchong bcos it was closer to my social activities.
I dont think kk is as hot as puchong. Again my personal experience. I only went to kk to see my relatives but i go to puchong for makan n gathering.

I don't think those who comment about KK not being hot has actually been to KK. Those who stayed there b4 will know. It is a hidden gem. Of course my bias assessment as I was a resident for about 8 years prior.

Canal city will do the same, imho especially attractive to KK folks.

I think puchong is a damn mess compared to KK.

Then again I lived in KK for the last 15 years, i avoid puchong like the plague... dont even wanna visit my relatives there.. I ask them come KK visit me biggrin.gif
