so high dense most likely smaller units kua..hope they provide better finishings like marble floor, hardwood floorings etc..

So confusing... Is this R2 that other threat is talking? Other R2 has 1 block 10 floors and 1 block 4+ floors. Is this mean we have 2 R projects at the same time?

If R5 standard is like west side, its still a good buy... Now, for a similar size, it is selling close to a million. With 840k, still consider a good buy...

I am creating a whatsApp group for DPC residents. This allows us to update each other real time of the township problems, traffics, upcoming events, development projects.. I know that TTDI has one resident chatgroup that is quite active and their union/JMB is quite strong too. We would like to make this DPC chatgroup successful too.

I think R5 definitely gonna launch tis yr hor.

A project worth watching even with ppa1m next to it. Ppa1m is a separated project I guess. I dunno. Just guessing. Both won't be sharing athg gua. Again I dunno.

I would say get the cheapest possible units or pay the premium n get the park view. Tis 2 options enable u to rent out fast or sell fast in future. My guess.

R5 is gonna be built away fr the ever popular central park but the peaceful west side. Won't be affected by the traffic around central park.

Ws access is opening up later on and hope it helps a bit hor.

Not the best loc but according to my boss it's dpc 😬😬😬

Maybe the pricing wise is gonna b attractive. God knows.

This R5 is about 1K units? I assume this plot of land with higher density compared to rest of the condos in DPC therefore it is understandable will be priced competitively.

i'll be surprise if ppsb launches R5 with size less than 800 sq ft. this kind of smaller size units will be hard to sell . even Pavilion D'sara Heights also experiences slower sale for their small-size block while the mid-size block was sapu-ed.

especially with the new sifus requirement, there is no turning back once the sale commences.

Depending on the area gua. If city center or near college/commercial area, they can rent it out easier the smaller unit. If the area targetting residential, mid to big size will be more laku.

Need to see the overall offering as well. looking from PPSB past projects, they intend to be generous with space.

The 900sqft maybe only 1 or 2 bedrooms. biggrin.gif At that time.. you may think RM600K for one bedrooms is pricy despite affordable psf.

Sales would be good as it's affordable for young professionals, with the tagline of "will not have such price anymore in DPC for the future".

Perhaps the strategy after vested is to flip, than rent to get positive NPV / ROI for product that usually tied with high maintenance fees.

For 850sqft@RM600K it doesnt sound expensive for DPC but....

PPSB may just give you 1+1 bedroom for it. biggrin.gif Even in previous launches... two bedrooms already 1k sqft++

Give chance to Gen Y & Z to own a piece of action in DPC.

No HTC no cemetary no ghost in town. And most importantly I blif most if not all who bot here or gonna buy here wish there is no mrt.

So a few NOs are not tat bad hor.

Thanks for the link. Cant foresee the property price in coming few years as too much affordable house coming to the town d...especially by AK. Long run for 700 psf, i believe will be nice as current subsale d about 800-900psf.
Another concern here will be the PPA1M in the next door. hmm.gif

During the earlier protest by the residence, they was told that the PPA1M here will be priced higher compared to other PPA1M?

hopefully this township will have the strong 1 malaysia spirit that was so good during the 70's and early 80's

I have the details for land size but not in my mobile. Can flip back previous pages or KPKT website if you are keen to know. Ws series is 0.35 psf if I rmb correctly. After all the community and density in DPC (with South Brooks) should be still manageable. But together with PPA1M it may pull down Ws reselling price a lil.

I had visited DPC gallery yesterday and made registration. According to sales person, South Brooks total land size about 7 acre, 2 blocks, each block consist 480++ units, total units 960++, price start from RM6xx psf, size from 867sq ft (2 rooms) - 1516sq ft, min 2 car parks.

I hope i wouldn't get ban cause reviewed too much info.

I think DPC will not go through agent cause they don't need (except subsale), can simply call to their sales office line : 03-6280 8080 to find out more, or walk in to check out their sales kit.

Wah Wat a bz day at the bz dpc showroom. Quite a number of ppl came to ask for brooks info. Gd gd. But boh gd for siudai as washing Chee sor non stop 😡😡😡

Anw any1 can now call in to ofis to enquire for the details liao la. No need guess. Onli small part not firmed. The rest oledi on paper. Cluster home kinda design but hanging in the sky. Gd or bad siudai dunno. Just think the design is fine to me. Ppa1m??? Sure got more con than pro lo. But til it's there hard to know as the rest r just speculation gua to mention Wat ll happen.

Would it affect the price in dpc??? Well price and value r different hor. Kns ocp sold above 1kpsf in subsales. Hearsay. No proof. Maybe can ask agents.

Boss Brooks is in dpc. In fact ws series and few of the brooks units r having the best dpc view. Central Park condos can onli giv u half the view of entire dpc.

Im not against or anti any religion.
For non muslim if can better don choose facing PPA1M, they normally will hav very strong community for the surau and activities. And believe high chance in future they will make use of the surau in PPA1M for friday prayer and muslim mortuary room also a need for PPA1M. For sure it will together with the surau.
it apply to not taking facing church unit if u are not christian.

According to DPC Sales person, all rebates fall under 2nd Stage. all buyers have to settle first 10% payment on launching day.

But from positive side, it will filter out some buyers with not so strong finances. Would have lesser risk of buyers throwing price upon VP.

+1. Very good move to weed out buyers with limited cash. You see monoland projects never give rebate or easy entry nonsense. Very seldom to see auction or fire sales of their projects. Of course... need to price the project attractively to attract good quality buyers. biggrin.gif

Very good township and place to live in. Good layouts and floor arrangement in general. IMO.. better layout than WS series.

However the density maybe a deterrence for future capital gain and rental yield. Therefore it is good for PPSB to introduce 10% downpayment to weed out buyers without strong holding power.

it will be interesting to see finer details.. For example will PPSB give double glazed window on the unit with NKVE facing to mitigate the noise issue? How is the pricing structure for NKVE and DPC facing? Between small and big... I suppose the cheapest unit will be those units facing the carpark... For own stayers if you do not mind the facing.. it can present a very excellent value...

Thanks for the inputs. I heard that this place is good (environment, surrounding).

Rental will be so-so but for own stay, not an issue. also, higher potential capital appreciation (but need holding power).

No offence but rental yield here is way beyond low boss.

Higher potential on cap gain is a definite yes but why not investing in landed property if you are looking for low yield/high cap app gain since yield here is already dipping at its lowest with so much more other condo units to choose from within DPC vicinity.

Yup, that is the feeling on the rental when reading the comment here. Very hard to do rental play.

Landed is always the final objective (for me anyway).

My observation the rental yield in PJ is not attractive particularly the capital has its bull run for past few years. which again I think is good as it will drive away yield hungry investors.

these units are
starting from 600k+ and the sizes are 800+ onwards to 1400 (?) so the smaller
units offer a niche in dpc ..currently the high rise in dpc are mainly bigger units so
the rental yield might not be too bad in the end..

The resort pool is unique in itself in dpc and I would venture to say that it will be the best of all to date as far as dpc is concerned.

ya the 10% payment is a deterrent to many but that is the usual requirement for ppsb..

Double glazed window also no use you won close it 24hours daily, facing "NKVE" actually is facing Plus highway, very heavy traffic, consider the most heavy in msia..very very dusty and noisy plus HTC view..facing carpark better than facing prima...do you know how big is the surau build in front of this project?

Yup I was told the same. Gd thg is if they can sell at above 1kpsf then it's gd for entire township as well.

Scale model just reached la. Doin landscaping nia. Go after Thursday la. Dun gan cheong.

Having said tat oledi got ppl trying to secure units. But no booking allowed as it's ppsb stylo.

Go study the scale model. U ll hav a sum sui unit tat u would feel itchy to buy later.

Just wear another pair of glasses trying to look at scale model fr far.

All right. I will post it when I get home later. From what I gathered by talking to the SA only tower 1 is being launched for now. Tower 2 will be launched later. Also some layouts are only available in tower 2 and vice Verda.

Take note tat brooks has mez flr. So lvl few units of 9 10 or even 11 ll b blocked by gym room. Best is to start at lvl 12.

And I think no issue for units facing cp. Afterall its mid end condo. Cheap cheap price can take cp view la.

if they show PPA1M in the same scale model.....nobody will buy SB already except investors.

Practical layout for 3 bedrooms. Only thing I would change is the seal up the toilet entrance in bedroom 2 (position to the bed is bad fengshui for me).

Honestly, this land @ Desa ParkCity is not ideal, hence no choice but to launch affordable condo

Either facing highway noisy, or facing park but likely will be blocked by future project

From the master plan, another 5 condo project in the future? Or more?
