This R5 is about 1K units? I assume this plot of land with higher density compared to rest of the condos in DPC therefore it is understandable will be priced competitively.

QUOTE(ManutdGiggs @ Feb 23 2017, 01:29 PM) I personally think tis is not as bad as some claimed due to ppa1m. It's awesome. But of cos my view is fr a janitor pov la. Need to see the overall offering as well. looking from PPSB past projects, they intend to be generous with space. The 900sqft maybe only 1 or 2 bedrooms. QUOTE(honesty tan @ Mar 18 2017, 12:25 AM) For 850sqft@RM600K it doesnt sound expensive for DPC but....PPSB may just give you 1+1 bedroom for it. Give chance to Gen Y & Z to own a piece of action in DPC. This post has been edited by gks: Mar 19 2017, 12:55 PM |

QUOTE(BEANCOUNTER @ Mar 19 2017, 02:07 PM) Need not be so explicit one... I guess despite IF rm100psf premium for park view, buyer will pay for it given the proximity to the NKVE. I wonder developer will give for example double glazed glass for window for NKVE facing units to minimize the noise or not. This post has been edited by gks: Mar 19 2017, 06:02 PM |

QUOTE(David_77 @ Apr 11 2017, 02:56 PM) But from positive side, it will filter out some buyers with not so strong finances. Would have lesser risk of buyers throwing price upon VP. +1. Very good move to weed out buyers with limited cash. You see monoland projects never give rebate or easy entry nonsense. Very seldom to see auction or fire sales of their projects. Of course... need to price the project attractively to attract good quality buyers. This post has been edited by gks: Apr 12 2017, 09:36 AM |

QUOTE(David_77 @ Apr 12 2017, 09:39 AM) I cakap good but inside pain to come out with the money Very good township and place to live in. Good layouts and floor arrangement in general. IMO.. better layout than WS series. What's your view of this project? It's beside the highway and on the edge pf the whole plot. However the density maybe a deterrence for future capital gain and rental yield. Therefore it is good for PPSB to introduce 10% downpayment to weed out buyers without strong holding power. it will be interesting to see finer details.. For example will PPSB give double glazed window on the unit with NKVE facing to mitigate the noise issue? How is the pricing structure for NKVE and DPC facing? Between small and big... I suppose the cheapest unit will be those units facing the carpark... For own stayers if you do not mind the facing.. it can present a very excellent value... |

QUOTE(David_77 @ Apr 12 2017, 10:04 AM) Thanks for the inputs. I heard that this place is good (environment, surrounding). My observation the rental yield in PJ is not attractive particularly the capital has its bull run for past few years. which again I think is good as it will drive away yield hungry investors.Rental will be so-so but for own stay, not an issue. also, higher potential capital appreciation (but need holding power). Yeah, no much details for now. So just have to wait. |

With regards to the surau/mosque, similar like why some residents do not like to stay too close or share same access as school, I found that the haphazard parking during the prayers time can be nerve-wrecking when u need to use the access.

QUOTE(Darkknight2010 @ May 2 2017, 05:02 PM) I was told to prepare 10% cheque, sign spa on same day on preview. If you are confident of the products, pricing and the profile of your prospect buyers, that is the right way from reputable developer. So those wanna look see look see can go anytime, no need to waste time in preview..... |

QUOTE(ManutdGiggs @ Jun 12 2017, 06:52 PM) More n more units coming up in dpc. Definitely competition is there. For investment wise I guess buying low is fine gua. Price to pay to live In DPC- Annex carpark block.Imagine if they r launching R2 now with sky high price I think even buyers can buy with nice view nice concept oso ll cry with no tears. Everywhere oso ll hav laiyeh props la. Annexe cp is the trend for ppsb and I do blif manyak oledi gav in to it kot. I personally really dunno how's the feeling la cos siudai doesn't hav the chansi to hav a pc of cake here. But do agree tandem is a nono. |

QUOTE(ManutdGiggs @ Jun 12 2017, 08:02 PM) The existence of dpc mainly started with the poor security in malai. My guess la. So cp might b secondary to some. Blif many dun likey. Me included. Tat explains why I dun hav a condo gua. Even if it's podium oso siudai dislike. If you ask me both are separate issue. Sunrise also started with annex carpark block but latest developments all built on top of carpark. It is practical, much more convenience for residents. For reasons unknown ppsb still like this setup. And bear in mind the condos are not cheap. For my own stay I will never accept annex carpark condo. |

QUOTE(ManutdGiggs @ Jun 12 2017, 09:41 PM) It's true tat noone knows why annexe cp still part of the mandatory design here in dpc. I think all of us are lazy buggers. There is where my main point where condo living is already inconvenience with carpark further away and with annex carpark design, it aggravate the inconveniences of condo living. And the more expensive tat u mentioned is referring to projects with annexe cp in dpc??? I guess the land needed to cater the cp should cost sthg and factored into psf gua. Afterall cp is not foc. Anw I'm definitely not in the position to comment on highrise as I'm not a condo owner. At least till now. My sharing mainly on loc instead. I personally still prefer to get into the car once I step out of my main door. I'm a lazy barger. Anyway.. DPC living very sek hiong la. Seems that Ppl very keen to get piece of meat here. Give what they also eat only. |

QUOTE(ManutdGiggs @ Jun 12 2017, 10:10 PM) Boss not tat pathetic gua. Buyers alwiz hav a choice to buy or not to buy ma. If for own stay the buyers do not mind it is fine.Back to brooks. Nothin finalised for now. Wat I k ow is A2 has a toilet without window. Sekian kamsiah. But u know la many investor syndrome, never use "pass my own stay" test. As long as it is not me then it is fine. And I yet to touch about 3+1 lifts on 460units/block... The ratio of lift even worse than run-of-the-mill condos out there. Just example when I was in Ameera.. the 30storeys high rise with 237units got 2+1 lifts... The waiting time can be 10minutes... This post has been edited by gks: Jun 12 2017, 10:28 PM |

QUOTE(BEANCOUNTER @ Jul 10 2017, 10:42 AM) But then again.. they are eating chapfan, CKT, Nasi Lemak. Is this a mentality of "you can stay anywhere but not near me". Luckily just a PPA1M not Rumahwip that imposed elsewhere. IMO, DPC manage to get away cheaply. |

QUOTE(ManutdGiggs @ Jul 10 2017, 02:15 PM) One can stay in big house but mentality sux. U can feel it in yesterday charity run. Wealth and money for sure cannot buy mentality especially those blinded by money.Residents can't even compromise for a 3hrs event. Honk non stop. Some volunteers regardless fr residents or organiser or ppsb oso not doin a great job. They chased away regular runners who were actually jogging on their usual route. Mana boleh. Both parties should be more patient ma. I pening looking at sucker drivers who r mostly residents. And lagi pening with the attitude of organiser. 1 of the worst run in 2017. |
