This R5 is about 1K units? I assume this plot of land with higher density compared to rest of the condos in DPC therefore it is understandable will be priced competitively.

Need to see the overall offering as well. looking from PPSB past projects, they intend to be generous with space.

The 900sqft maybe only 1 or 2 bedrooms. biggrin.gif At that time.. you may think RM600K for one bedrooms is pricy despite affordable psf.

For 850sqft@RM600K it doesnt sound expensive for DPC but....

PPSB may just give you 1+1 bedroom for it. biggrin.gif Even in previous launches... two bedrooms already 1k sqft++

Give chance to Gen Y & Z to own a piece of action in DPC.

I guess despite IF rm100psf premium for park view, buyer will pay for it given the proximity to the NKVE.

I wonder developer will give for example double glazed glass for window for NKVE facing units to minimize the noise or not.

Only investor wannabes will choose NKVE view due to steep premium of view... tongue.gif

+1. Very good move to weed out buyers with limited cash. You see monoland projects never give rebate or easy entry nonsense. Very seldom to see auction or fire sales of their projects. Of course... need to price the project attractively to attract good quality buyers. biggrin.gif

Very good township and place to live in. Good layouts and floor arrangement in general. IMO.. better layout than WS series.

However the density maybe a deterrence for future capital gain and rental yield. Therefore it is good for PPSB to introduce 10% downpayment to weed out buyers without strong holding power.

it will be interesting to see finer details.. For example will PPSB give double glazed window on the unit with NKVE facing to mitigate the noise issue? How is the pricing structure for NKVE and DPC facing? Between small and big... I suppose the cheapest unit will be those units facing the carpark... For own stayers if you do not mind the facing.. it can present a very excellent value...

My observation the rental yield in PJ is not attractive particularly the capital has its bull run for past few years. which again I think is good as it will drive away yield hungry investors.

With regards to the surau/mosque, similar like why some residents do not like to stay too close or share same access as school, I found that the haphazard parking during the prayers time can be nerve-wrecking when u need to use the access.

If you ask me both are separate issue. Sunrise also started with annex carpark block but latest developments all built on top of carpark. It is practical, much more convenience for residents.
For reasons unknown ppsb still like this setup. And bear in mind the condos are not cheap.
For my own stay I will never accept annex carpark condo.

I think all of us are lazy buggers. There is where my main point where condo living is already inconvenience with carpark further away and with annex carpark design, it aggravate the inconveniences of condo living.

Anyway.. DPC living very sek hiong la. Seems that Ppl very keen to get piece of meat here. Give what they also eat only.

If for own stay the buyers do not mind it is fine.

But u know la many investor syndrome, never use "pass my own stay" test. As long as it is not me then it is fine.

And I yet to touch about 3+1 lifts on 460units/block... The ratio of lift even worse than run-of-the-mill condos out there.

Just example when I was in Ameera.. the 30storeys high rise with 237units got 2+1 lifts... The waiting time can be 10minutes...
