How many of you can accept your ownstay unit balcony facing carpark podium? lets say the A1 price as 570k nett

the podium lights up all the time even at night...bright bright all the time....not to say have fresh air + gasoline whenever open up the slidding door kaka..with highway noise as well...how much u wan it to be cheaper???

Lets look at the practicality of these units facing car park.

The distance is approx 60feet between the car park building and the unit.
In terms of lighting, the building lights are not shinning directly at your unit and the trellis will negate the brightness somewhat.
And you are likely to pull down the curtains when you sleep smile.gif
The lighting from the car head lamps are unlikely to affect you as i believe there are barriers that are 2 to 3 feet high. This will block out the light unless the car is a 4x4 or SUV where the barrier may not be high enough.

Bear in mind, 60feet is your typical distance between 2 rows of DSLH if you include the car poach (20feet road, 20feet car poach for your unit and 20feet for your opposite neightbor).

In terms of pollution, the car park building has 2088 car park bays and this I will be more concern. When the cap park is full at night, the heat from all the parts, the petrol smell, brakes dust etc will make it very unpleasant to leave the windows or balcony open.
Depending on wind direction and if there are any ventilation fans to direct the air away from the units, this is a concern.

I believe the distance of 60feet helps but to what extent i don't know.
Safe to assume that these units will need to have their windows close most of the time.

i think no a good buy for the unit facing carpark.

better buy facing facility or center park .

just may be 50k more expensive.

That is where the problem is.
If given a choice, almost everyone will not choose car park view.
However, what if our choice unit is price beyond our budget?
As the developer place a premium on these nice view units, we won't know how much premium we need to pay.

And on the day u choose ur unit, you will most likely find urself in a situation where this unit taken, that unit price above budget, another unit facing PPA1M etc

And then SA say, faster choose...lah

Waalau... The stress....

Keeping curtains closed all the time may be an issue. Breezeway has units facing car park also. So far think all are occupied and not much of an issue

I hav a house thou its landed facing a row of 12 house opposite my house. Average 3 cars a house with few motors Combo with 2 trucks.

Well said. If we have budget enough sure we go for the unit we like la haha....Anyway , A1 & A2 still get very hit response from the public. Let's see whether we managed to get the unit that we want or not.. rclxms.gif rclxms.gif

The space between the carpark and the landed units in breezeway are nicely landscaped and shaded by trees and building.I initially tot that facing carpark would disadvantaged those units. Instead it becomes a plus point for some units as it becomes play space for kids as it is always shaded and cooling.

Not sure about how it will turn out for condo unit in south brooks though.
