Hi,
Can all the tai kor and tai kah chye enlighten me is that the site for the coming South Brooks?
Will PPA1M be just next to it?

I use google map to measure the distance and estimate it to be around 100 meters from the highway.
The distance may vary depending on unit or location.

I oni trying to ascertain the exact location and estimate the distance from highway.

Didn't mean to put any project in the bad light.
I believe all development has their pros and cons.

Been reading about DPC abit since I last visited them many many moons ago.

On density:

WS 1 - 338units on 4.23acres
WS 2 - 338units on 4.27acres
WS 3 - 469units on 4.27acres
OCP - 359units on 4.1acres
Nadia Condo - 246units on ?? don't have info.

Total units currently is 1,750 units.
Based on masterplan, there is likely another 5 more condo projects to be launch in the future.
This will likely bring in another 2000 units (plus/minus)
Total units, including SB will be likely to be around 5,000 units in DPC.
So far SB has the highest density at 131 units per acre.

Looks like the practice is 4 acres per tower.
South Brooks on 7 acres they put 2 towers.
Consistent with current practice.
Hope that the build quality and facilities is SB are consistent with their other condos.

NS i think 274 units (not counting penthouse) and BW is 139 units.
Total about 413 units.
Add this to the 1,750 units we have 2,163 units currently.
Give and take 5% error.

Any idea / estimates on the number of landed units in DPC?

After the 5 future condo projects and future commercial center in ParkCity Towncenter, there will be no more land in DPC for development.
Do you know the estimated time frame for all this?
Another 5 years?

Noted and thanks.
DPC which started in 2002 is now already 15 years.
Don't think there will be many more launches to come which mean the density is unlikely to increase significantly from my earlier estimates.

Just did a count, landed units are about 1564 units.
If add the current condo units of 2,164, DPC has only about 3,728 units currently, either completed or under construction.
Overall density in DPC is still low compare to other township.

I've excluded the PPA1M and commercial in my calculations.

Actually I like A2 alot.
Both rooms and the living hall have a very nice view outside.
Low floor units will face the Meadow Park and Water Brooks & Crossing.
While higher floor will get the central park view and the whole of DPC.

Let down by the toilet issue. bangwall.gif

But budget is a constraint now.

There will definitely be some noise from the highway for those units facing the highway.
Check out my earlier post. Estimated about 100meters from the highway.
I believe tower 2 is closest to the highway.

However, please note there is a multi storey car park between the highway and the units. In this sense, the car park will act as a barrier to the highway noise for the lower units. The higher Ur unit, the further u r from the highway but no barrier. I use to have a unit that is about 80meters from a busy highway. It was acceptable to me. When the window are closed, u don't hear much.

But bear in mind I am an old man. My hearing maybe no good anymore. Younger people may not agree with me due to their better hearing.

Was shown a map where the distance to the highway was indicated at various angles

I was told the units facing car park will have something similar to the picture below.
The car park will be covered with green so as the lights from the cars will not beam directly on to the units.
