But desa sri hartamas is quite "ong" area surrounded by many shoplots and amenities. Heard there is a mrt bas that will bring u to the mrt on hourly basis for rm1.00 per trip.

Not sure it is a good idea. The area is already super congested especially on Friday evenings. I wonder why Bandaraya is approving this. Already there is an oversupply of retail space. Just take a look at the number of "TO LET" signs.

If the land price is 100psf...they expect to sell 100x10=1000psf.

But sometimes i also in lost how they evaluate...

Like the german ambassy land.....aay if developer paid 3000psf dun think they can sell 30000psf instead they will sell close to 3000psf for their apartment.

Even if the whole town is not utilized, they'll just keep approving all incoming development and projects. They can never see an empty plot of land.

selling price = GFA land rate + construction costs+ marketing and misc cost = breakeven price. then they add the margin.

you have to see the zoning, the density allowed by city council master plan, and other restrictions like height restriction.

it;s not just the plot size. but whats the max GFA alloweable on the new development. So if u take the plot purchase price / total permissible GFA, you get the land rate GFA.

Adui... Here I am thinking that Maju KL is bad enough when it comes to carpark arrangement. Even worse is that there is no public transport nearby in this project's case. Gonna avoid this developer for future launches. tongue.gif

The carpark lots are always full the last few times I've been there. Can't imagine the rampant parking condition there once people start moving in to this project and I'm sure those who go to the commercial lots there will curse it to the max when that day comes.

maju KL is different beast... they at sucks location + tipu orang gt link to MRT.... best TOD project konon nya sweat.gif sweat.gif

now more parking for sri hartamas ppl to park already after this societe completed... and u get covered car park now compared to previously open under the sun car park... lol

They're charging on a per entry basis to outsiders? That's good to hear. At least those who frequent this place have an additional place to park instead of parking on the sides of that dark Jln Sri Hartamas 2 when the inner carpark lots are full (and they always are every evening). But there will always be folks who want to skimp on paying the parking fee and rather park outside for free. tongue.gif

Just that when this project is complete, I'm sure the tenants/residents there will fill up the parking lots outside to escape the daily/monthly fees. laugh.gif

As for that Maju KL project, I happened to bump into their booth at MyTown a month ago. One of their SAs said that they changed the package to include 1 cp per unit. Didn't really show any interest and walk past her. tongue.gif

haha sri hartamas mostly old shoplots... with alot more down to earth eateries shop also compared to MK which are more trendy and suits local richer kids but expat may not like those laugh.gif laugh.gif

SOHO is not 100% strictly residential therefore no law to require developer to provide carparks.

IF developer is not required by law to provide, they will not.

BUT i dont know how monoland can get away with no providing free carpark for their residential projects. this one catches no balls.

depends on your investment strategy... all owners have the priority to at least rent a car park from the developer... and they have alot more car park units than no. of residential units...

if u bought a car park at 50k with and include into your loan... rm200 per mth u can only get back your cost by 21 years... and havent include bank interest lagi... if rent out as airbnb... then worse... your 50k car park price will be severely underutilized... tambah ang moh here alot grab here and there one... dont really drive... sit one day at nam heong chicken rice there and u know how those angmoh travel to and from their home... haha

unless you are talking abt developer will adhere to the spa, completing the project then offer a price for each individual owners to sell back to developer???

then if some owners refused to sell, how??????

to me, BUY BACK before the completion of contract = terminating existing spa.

This is not the first time happening.

those that already signed spa will get relatively more than those just paid booking.

bcos booking is not exactly preacquisition in committed to get the property and in fact not a legal way to secure a property.

i think to considered as owning the property already... would require around rm1000 booking fees and loan stamp duty and disbursement to be paid to complete the transaction... the expenses paid will be reimbursed by developer... so RM1000 booking now get back 10% SPA price penalty from developer... consider not bad a deal....

and why developer needs to compensate 10% spa penalty to those bookees that haven't even signed SPA?

wad i meant only those signed SPA and LA entitled for the compensation... the last time i saw their stickers was around 70% sales achieved... maybe half of those signed SPA already... and now entitled for compensation from the termination....

Well if more than 2 years before buyback, like Ekocheras.. almost all will be entitled. Most Ekocheras hotel suites were cash buyers, because of the low absolute price. IIRC 60-70% returns over 2-3years as progressive billing was still less than 50%.

Morning people... I am a purchaser of Societe.... this is what happened....

1. Went to showroom twice...3rd time paid the deposit.
2. Offer was 10% discount + 8% + 20k (if spa signed between 30 days)
3. Spa price is with out discounts.
4. Loan approved.
5. I bought few more properties... elsewhere
6. Signed all documents...spa...loan docs...and etc.
7. Settled balance to developer (loan was lower)
8. Overlooked to pay lawyer disbursement fees on time.
9. Call from SCP ...offer to buy back unit at 10% from purchased price (not spa price) and pay the bank, lawyers and everything else we paid... reason being developer change their mind and wanna do something else.
10. Two weeks later Demand Letter from SCP for ...demanding lawyers disbursement Fees and progressive claims from bank...
11. 2 days later Paid laywers disbursement Fees... told lawyer to expedite.
12. 14 days later ...termination letter issued... to terminate ....
13 . 15 days later letter of undertaking from bank to SCP was also denied.

This is what has happened so far... so purchaser who is in a similar predicament... please come get in touch with me and let's see if we can figure out a way to settle this issue.

Woah. Location is quite ideal. Near to Sunway recent purchase on YNH land in Desa Sri Hartamas.

Just personally don’t rly like SOHO concept. Seems like most of SOHO concept in Malaysia don’t turn out to what’s expected.

I suppose there is no confusion on this soho concept here. Every unit is furnished like a hotel room/apartment setting. Its hard to do something else with the unit

Let me give you some perspective. Arcoris has soup and residential. When it comes to rental, residential is easy to get prospects while soho is super slow. In the end, have to pass to a airbnb operator to manage but that means your unit will not be treated so well by those who stay for a day or so.

Hi, why is that residential is easier to rent out vs soho? Good if you can elaborate. Cos im almost signing SPA. Good advice is appreciated

Yeah residential tend to perform better than SOHO.

Looking forward to Sunway recent purchase on Desa Sri Hartamas Land from YNH. Going to be an interesting launch in years to come.

Hopefully sunway will not let us disappointed.

Yes it’s on the commercial land. But it’s a mixed development composed of serviced apartment…it’s rather diff as compared to SOHO although both are on commercial land.

But 60% take up rate from an article i red few days ago. Woah…good response from the market. Good job SCP.

Hmm. I would say there’s similar in term of concept but quite different in a way that SOHO allows business to be operated/ commercial use while serviced apartment are strictly for residential purposes only.

All in all, nice setup, nice reno, but I would be very cautious when approaching such projects. First, most buyers will likely be investors, buying for investment, with such a setup. When they are too many that are buying for investment and not many owners who are staying in, maintenance of the place in general won't be that good compared to the scenario where majority of owners are staying in. Vibe going back on a daily basis and bumping into hotel/service apartment guest (lyf by Ascott group) in the lift isn't that nice. Most people don't like this. Hence, in the long run, bulk of those who initially buy to stay will move out.

There is also no carpark available. You'll have to rent! Yes, no carpark lots are given as part of your SoHo purchase, so that's perpetual monthly rental which really doesn't make sense. Not a big amount, but it'll bother a fair bit of owners not to stay in. Last but not least, having a fully furnished unit might not be a good thing, especially when all units are fully furnished with the same design. If it's a selection from a wide range of templates/design or owners are able to customize, that's fine. But when everything is the same, it means having to compete with all other units which offer the exact same design. Hence, the only other differentiator? Price, and that's bad, to fight on price instead of unit offering/uniqueness.

Just my humble 2 cents.
