location for now maybe no so promising but future sure connect from kajang 2 or the small ktm tunnel there.

make sure dont get those unit facing ktm track

i think CHS swap all there low and low medium cost compliance for all their project in balakong and bmc here.

let see if launch will need sign 2 spa or not. (standard price + reno package)

Got 6 lifts per floor. Guess should be ok.

I have given a RM1000 cheque to a sales agent from DF in June to book a unit, but according to him there are already >1600 cheques collected and early bird package is only applicable to the 1st 1000 bookings, so what he said is I only have 50% chance to wait for those who pull back after launching of the show gallery..

They only started the construction of the showroom in September and should be ready in December.

Three months to build a showroom from scratch is actually quite good already.

I went there during launching of phase 1 (actually placed a cheque for booking half a year ago), reached around 9.30am Sunday and got a number of 80 in the queue, luckily managed to secured a unit B-10-28.

Went to the showroom on 17th Dec only to find out we got the phase 2 unit. We paid 1k booking around Sept. We did not have time to come earlier to choose unit so during launching day we got whats left for us haha.. Well many people were disappointed (those did not pay 1k booking) as it was sold out so fast!
So far only CIMB contacted us.

Just visit site gallery with agent today , found all being booked (sticker attached) . And waiting list about 20ppls , he said .
Left few unit from jv land owner but 5% rebate only .
He claimed that MKH already start building the kajang biggest shopping mall there with new KTM station . Betul ka ? 🤔

Not really near to high tension cables, those cables are near to Kajang 2 site but this area is at the other end of Kajang 2 border. I think it is at least 700 meters away.

Hi, I kinda need help, in a total confusion now.
I booked a unit in vesta view, Bandar seri putra.
But now one of the agent just contacted me, telling kajang parc have some rejected unit.
So I think I wanna buy kajang parc, as I feel it will have higher value in future.
But is it really a better deal?
Because I went to view the show unit in kajang 2, the location is quite further in, not much development around yet.
Can I get some opinion pls...

Oh well , depends on what you need for it. I cancel my book of kajang parc ady due to im not firm on the investment return .

But for ownstay , i think is reasonable good.

Vestaview is around 50k cheaper to this . Not in same range ya , surrounded by HTC cable too 😑

This project good because of low entry price . But sibling rumah selangorku lagi low price , and im pretty sure they (gomen) cant control the living crowd.

Imho , I try get unit on rental game , but this have to wait too long and yet kajang2 there also not progress well , the mkh mall also no news still .

But ! Kajang Parc still a good product from CHS . From their record , thats no abandon project so far 😀

Right now access is through small tunnel. Take a right before nadayu go straight and u will reach the site and sale office and showhouse.

Just checked with developer yesterday the SPA signing for Phase 1 (Block A & B) is by end of March 2017 while Phase 2 (Block C & D) is mid or end of April 2017.

Anyone know whats the lowest rate for bank loan for this project?

Location wise this project not bad. MRT is within 2km radius. Kajang 2 project by MKH is developing, new mall is coming and surrounding is booming. Only problem is bad jam that area entering to Bandar Kajang. But i guess everywhere is also jam lah.

It depends on what you want it to be. If you work near to Kajang should be a good buy for own stay. For renting i think lowest can go is around 1k because need to compete with other 1000++ units when completed.

But in long term it is going to be worth it.

Anybody know this area is pure freehold 'with no restriction' or in malay word 'tiada sekatan kepentingan'?

Not like cyberjaya property, freehold but with restristion.

Very important for bumi buyer, when you to sell freehold with restriction property need state consent (will take sometime years)..

i once place 1k deposit with the agent somewhere June last year, then silent for 4 months, so i lost my confident with it and let go the booking. also, since i am working in PJ, dont really feel like travel to work all the way from kajang everyday. wish all success buyer the best.

Hi All,

I have few doubts hope you guys can help to clear it. I'm looking house for investmnt first then follow up with stay (same unit). Thus please share your ideas on below :

1) Shall I go with Vista Bangi or Zamrud Residence ? Both under CHS but I'm not sure which project will give better return.

2) Will zamrud will be the project like Pangsapuri Permai or Hillpark at Bangsar South? Where Vertical Unit is high-ended but Pangsapuri permai & Hillpark is not that flourish. So I'm worried Zamrud & MKH Mall will be something like that.

3) What is meant by 2 SPA ? What are the pro's & con's ?

Hope all of you able to advise me since this will be my first house. Thanks in advance.

From pictures seem like all structural build completed already. Now remain road and maybe some wiring and landscaping. Expected to VP maybe early next year.

Another 990sqft lelong unit sold today.
Higher than last round price.
Last month at 243k nobody interested.
Today drop price to 218k. Bid back up and sold at 262k.
Haha. As usual.

Now telling you all why so many lelong units.

As the owner of their recently completed project. Residensi Zamrud A & B. Any buyer seeking building development under CHS or
their relative developers (infront of Zamrud, New development side) please listen up. Lousy workmanship. Poor waterproofing, Water leakage at living & bedroom. Keep ignore tenant complaints & wait for the defect liability period to end. Promised 3-tier security, now not even have proper CCTV installed every corner, fence & lift (malfunction), caused vandalism begins inside lift & corridor.

Think properly first before you purchase.

That's why don't be lazy to check on the developer previous projects workmanship and maintenance condition before make your booking. Now you can try to be the JMB member and team up with other residents to face the developer. Good luck!
