When visiting the show unit, you can clarify all the details you need with the sales agent.
Normally, I’ll ask about things like the sunrise & sunset direction, lifts (total units, how many I can use, service lift, whether there are separate lifts for higher/lower floors and so on)
how they manage garbage collection and disposal routes.
For parking, I’ll check if there’s a speed ramp, how many CP different units get, whether there’s a shortage of parking. if the development didn't have sufficient parking space + only 2 road in and out, you can foresee ppl parking randomly on the roadside and it will be a nightmare after move in.
I also pay attention to what’s nearby—temples, mosques, sewage treatment plants, cemeteries, HTC, schools—and whether there might be odor issues, noise pollution, traffic congestion, or even flood risks. Of course, sales agents might sugarcoat their answers on these topics, but if you don’t ask, most of them won’t bring it up themselves.

What's your view on building on a reclaimed land? (i.e.: sewage treatment plant - Residensi Seruni and 99 residence- former pond). Also what if the HTC is just beside the building? I.e.: Residensi Vista Langkawi, Vista Danau Kota, Flora Residensi)

If considering a property on reclaimed land (sewage treatment plant/ former lake), I’d ask about soil treatment, decontamination, and flood risk, and also visit the site multiple times to check for odor or other issues. On top of that, I’d look at reviews from nearby high-rise residents or Google Reviews to see if there are any complaints about odor or flood or land subsidence issue.

As for HTC, even though there are scientific studies saying the health impact is minimal, most buyers are still concerned. This might affect the sub-sale value in the future.

But to be honest, many new projects in matured areas have these kinds of issues. If everything checks out and the price is good, it might still be worth considering. Just make sure you know what you’re getting into before committing.

Advice on morning if you don't want to wait long2, just wait the lift starting from 6.30am...

Fasting month most probably by 6am already need to wait...

And go up to go down and vise versa if you see you can't get the lift...

Kindly judge the situation and don't press up and down at the same time would be very nice.

and within the 3 lift, one of the lift will use for carry cleaner to college the garbage every floors. Probably got occupy the whole morning.

Before that which floor your rent unit first?

The higher your floor the worst it will be...

Last time before we all realized the "correct way", half an hour if play by book haha...

That also not guaranteed...I do know for the facts that some willing to take the stairs even from high floors when desperate...

So ya...I won't take the chances hence I always wait the morning lift around that time...
