If Mutiara Hill Semenyih is developed, most likely there will be a road connecting Taman Pelangi Semenyih and University Nottingham uni... Looking forward to some new infra development..

QUOTE(Diver Lim @ Aug 10 2016, 03:03 PM) but it seen nothing much on joning Taman Pelangi with Nottingham, cause nothing after Nottingham, unless we are going to Broga. Yes, the pool of students would be good for commecial development, at least for Tesco surrounding area .. Student rental is minimum impact, too many choices available. It more for Taman Pelangi cause can rent to Notthingham students (even thought hostel already over supply there)? Probably good for commercial too, can capture students market when it's easier to travel in with the new connecting road. I would be very happy if seeing more and more flyover being plan in the near future. Flyover are the key infra that could shorten distance to different direction and solve Jalan Semenyih traffic issue. Saw in the YB Semenyih website that he currently work on federal funding to improve the road condition starting from Sunway Semenyih till Tesco. Not sure it will be realized. |

QUOTE(daniel125 @ Aug 10 2016, 03:40 PM) Jalan Semenyih from my perception is difficult to have expansion anymore, old road with many bottlenecks, lack of planning, countless of traffic lights. Something drastic (land takeover, pipe and lamp post relocation, etc) must be done if really needs to improve the road condition. |

QUOTE(daniel125 @ Aug 10 2016, 03:52 PM) Hmm all these sound costly to the government. Unless there is initiative from government and being supported by developers only possible bah Hope more commercial activities are relocated to SEH 1 + EM + SEH 2 area, with that maybe can ease the traffic condition along Jalan Semenyih. |

QUOTE(Diver Lim @ Aug 10 2016, 06:57 PM) I hope there would be improvement on connectivity of Lekas too. LEKAS currently only can connect to SILK and Semenyih-Kajang bypass directly. If from Bangsar, normally we will use the East-West link.. By now, we mostly have to PURPOSELY drive to Lekas to enter by EH or EM interchange. Most Wave and Google Maps won't lead us from Lekas. I have to purposely set EH interchange as destination. Am I right? Or anyone can share a more straight forward access by Lekas from Business district like Bangsar, Mid Valley or PJ? I never go from KL cuty, can we direct access to with Lekas from KL? https://www.youtube.com/watch?v=q59DE5tKAWI At 37.40, this driver choose to exit LEKAS to enter Jalan Semenyih.. If he went straight, he actually will reach LEKAS Kajang Selatan toll in 2 minutes time. |

QUOTE(Investor King @ Aug 10 2016, 09:59 PM) May be but you have to pay this for sure...i can see the exit will be jam and there is no proper planned exit as usual.. EKVE will exit at Ampang Waterfront. Yeah, need to pay toll, but all highway route.. From Sungai Long interchange till Ampang Waterfront exit is about 25km.. If taking average speed of 100km/h, the journey should take around 15-20 minutes. This post has been edited by samkps: Aug 10 2016, 10:59 PM |

QUOTE(Diver Lim @ Aug 10 2016, 10:50 PM) I can't watch video. Can you kindly share from Google Map on the route? I wanna to try your route next time. Using the midvalley as the reference point.. I will use the East-West link during the off-peak period, cheaper toll and shorter route.. Peak hour will use either Plus or Silk Balakong or East-West link, depending on the traffic indicated in waze. Attached thumbnail(s) |

QUOTE(Investor King @ Aug 10 2016, 11:18 PM) Yes. I agree with you. It's still better than using grand saga highway. If there is no proper exit at ampang waterfront, it will be another debottleneck. Just imagine if u r working in klcc, you already pay 2.50 for akhleh and not sure for EKVE. Probably 3-4. No doubt, it will be another option for road users.. Grands Saga currently being "destructed" by the MRT construction. A lot of bottlenecks either lanes closed or bad road condition. Hopefully after the MRT construction completed, traffic can be eased.I hope there is somehow connection between EKVE and SUKE and somehow connected to AKLEH.. If all these 3 highways can be linked up, then it will be superb and minimize the bottleneck. Time and petrol saved for me personally are sufficient to offset the toll. |

QUOTE(Diver Lim @ Aug 11 2016, 02:39 PM) Haha... I am really not familiar with this region. If someone working in KL and stay in Semenyih, these highway shall be the alternatives in addition to the existing one.SUKE, AKLEH... ... all sound very strange to me. So, these are the name i will be familiar with after i move in. |

QUOTE(investor01 @ Aug 12 2016, 06:44 AM) Connection to Taman pelangi is good but I would rather be abit further from Nottingham university otherwise students will start renting there...the last thing I want is living next door to a house full of noisy students... Road connection between Pelangi Semenyih and uni more for commercial development rather than rental, my 2 cents. |

QUOTE(Diver Lim @ Aug 14 2016, 12:27 AM) Progress photos hiding on ipad? I never put high expectation on the food for this dinner, but really feel disappointed.. Sales talk on stage? Those jokes are even more important than these update hiding in ipad? Are these what everyone expecting too? They said don't spoilt the presentation sure I won't continue to ask. I thought everyone going for the presentation on progress update and announcement. Ends up, I am the only one not going for free dinner. It's either I have misunderstood or they have the wrong weight. Since everyone just got the candy , I guess I will be the wrong one. So I apology first. *at least those going tomorrow know nothing happen on presentation later, can ask.every single questions before.entering. No such thing as "spoilt presentation" Everything served is cold, the spaghetti served with 3 pieces of pathetic overcooked chicken really Nonetheless, can see the staffs really put in the effort, especially during the 5-10 minutes blackout period.. MC went up to the stage and do group singing can somehow divert the attention to ease the embarrassing moment. |

For me personally, this slide is the most informative slide for the whole presentation by Dato Chang.
But as expected, only sports center and central park shall be built soon.. I really hope those corporate towers at the surrounding are real and not put up there to give an "impressive" perception, but later on change this change that because not realistic or anymore lame excuses.. I presume the building at the central maybe the mall we are talking about, but no further info is revealed Dato on this. A bit disappointed... Attached thumbnail(s) |

Till date, a total of 4207 units in EcoMajestic are sold. I believe this inclusive of apartments as well.
Based on this slide, Dato keep on emphasizing since majority of buyers are from Gen X and Y, so they believe this is the first house and mostly will be used for own stay.. I personally have reservation on this statement ler, any different thought.. Attached thumbnail(s) |

QUOTE(Jasoncat @ Aug 14 2016, 11:35 AM) Oh no got 5-10 mins blackout! Group singing to eased the embarrassing moment! They probably have thought about different possible eventualities Hehehe... I dunno will happen again tonite, at least they should take precaution ler.. That's the most embarrassing moment because it happened when Dato Chang giving a "motivated and assertive" talk about the BBCC.. That's why I heard someone from my table said now chinese calender is July, don't talk to much about the place with many unrest ler... |
