1.) ES dun have any medium/low cost units. All low/medium cost of units have been channeled to TA and when the township nearly completed, TA need to build all the necessary low/medium cost units for both ES + TA.

2.) ES solely using red clay brick while TA only using sand brick, no? hmm.gif

I haven't any chance to compare the material spec between ES and TA, do you have such information to share?

But yes, so far the phases that are under construction TA using sand bricks and ES using clay bricks. Not too sure on Cheria spec though.

Anyway back to EM topic, i also feel it's a little premature to judge the product. But i'm quite certain the backlane wont be as fancy as what the scale model showed last time (from what was shared in this thread anyway). Having said that, just personally anyway, i wouldn't be minding too much on the backlane in any case if i was a purchaser. I wouldnt be spending so much time at the back of my home. If my house had double frontage and the back was a linear garden and that garden not up to mark, then i'd be making noise biggrin.gif (personal opinion only)

Lol... Every township must build some low cost / medium cost, it is a rule, no?

As far as I know, TA shall absorb the low/medium cost units and hence can sell the land at much higher price to EW, no?

You can refer the following from ES thread version 1.

"According to the announcement made on Bursa by EcoWorld, the purchase consideration consists of the following:-

1. RM35 psf over 308.72 acres, consisting of 11 land titles
2. Potential GDV of RM8billion
3. the land area of 308.72 acres is actually net land area basis, excluding of common infra such as proposed roads, drainage, reservoirs, sewerage, culverts, retention basins, electric main distribution
4. No low cost units are to be constructed on the 11 parcels of lands. Any low cost requirement imposed by the relevant authority pursuant to the development of the parcels will be constructed by the Vendor (tropicana)
5. The costs and expenses incurred by the Vendor for the purpose of and in connection with the construction and completion of the Shared Primary Infrastructure undertaken by it and the net cost incurred by the Vendor for the construction of the low cost units shall be borne by the Parties and such proportions shall be computed in accordance with the terms and conditions of the SPA"
