For Harmoni, confirm early bird 4%, repeat buyer 4% + 2% and referral 1% + 1%. It was also shown in the slide during the dinner.

Your friend as new buyer will be entitled for 4% early bird discount. You as the introducer will be entitled for 2% referral.

Your friend shall prepare for RM307k less 4% early bird discount. As for the referral that's up to you whether you want to share it with your friend.

I presume purchasers only need to pay for MOT but you may check with EM to confirm. MOT you can search online - 1st RM100k is 1%, next RM400k is 2% and exceed RM500k is 3%.

I agreed with you that the variable left now is the landscape within the precint and I do hope that there is no letdown to us. How I see it is that EW shall deliver similar standard like what it did on the park and the public area within the precint even for Cradleton which is relatively lower entry in terms of price. Do it nicely with the "Wow" elements and make one day open for public entry into the precint (not to the house though) to impress them. And then whack a higher premium to the subsequent launches (in a way to compensate for the cost incurred for the "extra efforts"). Nice right?

For those who are interested in Harmoni, the end financiers include Affin, AIA, CIMB, Hong Leong, Maybank, OCBC, RHB and UOB. Not sure about other banks as sometimes it takes quite a while for them to do the empanelment.

Speaking of commercials, nowadays township developers have expedited the development of commies ie after the launch of first two or three residential phases / precints rather than waiting the houses delivered first like old days. This is good for the development of the township and also the residents. Taking EM for example I think the timing is quite nice ie Cradleton VP in 4Q16/1Q17 then taking few months for defect rectification and reno and then slowly move in whereas Ivoris will then VP in 2Q17 and without holding too long can consider start the biz along with the gradual vp of other precints like Tenderfields and Merrydale.

If I were EM, I will pace the timing of handover of Ivoris in accordance to the completion of Cradleton (and perhaps Tenderfields too if gaps not too far) whereas for Brighton, pace it with the VP time for high rise. Not too early and not too late.

Earlier there was "rumour" (I would say trustable and reliable one though I see no black and white) that Aeon / Aeon Big plans to mark its footprint in Jalan Semenyih on the land near the entrance to East Gate. Anyway, latest new I got is the the plan was aborted.

Mall I think will be there but the question is who will be the anchor tenant Aeon I'm quite OK with it. I like those xxx Grocer too

What I gather is that MBO cinema should be quite confirm in SEH but pending black and white. SPS is also talking to Aeon too to bring it in to SEH. While this may add some pressure to EM for its Majestic City development, from positive angle, this also helps EW to convince good tenant / operator to come in to EM too as corporate investor shall look at the potential of not only the township itself but the surrounding environment.

The very first time when I saw the model masterplan of SEH2 in the Welcome Centre, I noticed there was a "mall" labelled but in the subsequent visit I saw that label removed.
