The interesting thing was, in The Edge article back in November, 2016, it was stated that the 277,000 sf retail would be retained by the developer. Similar statement was missing in The Star article.

Of course the developer may still have the intention to retain the retail and open a shopping mall.

If I am a purchaser of this project, I will want to know :-

- what is the developer intention with regards to the 277k retail space?

- if the developer wants to retain and open a shopping mall, do they have the expertise to manage a shopping mall?

- is that location suitable for a 277k shopping mall?

- what if the developer subsequently disposes off the retail portion and the tenant mix becomes uncontrollable?

Promises are empty, unless can be reduced to something in black and white.

This is propety commercial or residential title ? I'm as the SA there b4 .. he just said now under commercial titLe .but upstairs is residential should be residential titles. .. if not the residential title in future depends the development want change to residential title's or not......

Commercial title u cant change to residential title bcos the plot ratio is diff for commercial n resi.
U can have yr spa protected under hda n officially use as residential....

Yes...thats why developers usually use the term 'service apartments' to distingusih resi usage comm title compared to residential condo for resi titled property.

If you want to be sure that the condo u bought is legally able to use as residential even its under commercial title....make sure the spa u signed is under schedule H. Its not only protected under hda also the spa spells out the usage as well.
