Any idea of the progress currently? So far haven't receive any letter from bank regarding the interest.

Not so fast... i think...they are still doing pilling work...need to wait until they complete only will issue u progress billing and bank will charge u interest accordingly...

Yup, everywhere is dangerous, even ur own house. But some areas are a known to be a high possibility to occurs in dangerous. If can avoid then y don't? The location is quite strategic, just safety is on a red light's side.

Just an opinion from someone that stays nearby more than 10 years, hmm, I guess close to 20 years now.

Location is good but whether price point wise is good?
Can a 2 bedroom unit at this location able to fetch RM2000+ in rental? Fully furnish.
Or you can even be adventurous by converting the house into a 3 bedroom unit just to rent out per room basis. Can fetch RM2000+?

Rent out whole unit full furnish I dont think rental can even touch 2000.
Rent out per room basis:
Master room 800?
Medium room 600?
Partition room with balcony 600?

Need to take into account of maintenance fees as well. Since is a low density project, each unit probably will fork out a lot and this amount will only increase over the year.

I think this is mostly for own stay. Imagine there is only 200 units. I will be happy to stay there

I think 2 rooms unlikely able to fetch ~2k rental, some more this type is come with 1 car park only, if not mistaken.

Maybe the 3 rooms type possible to get ~2k rental since it come with 2 car parks.

Let's see how the market respond. There is option to rental per room to get higher rental income, but need to manage more tenants la....

There is a police station just in front of Aeon, the security at that area still that bad? hmm.gif hmm.gif hmm.gif

kinda split between this and Platinum Splendor in Jalan Semarak, they both sorta about the same price, i am thinking more of investment but dont mind staying also la... what do you guys think ?

Probably same entry price but different size.
Price per sqft Sinaran of course will be more expensive.
Investment wise should be better coz of the connectivity to LRT station and AEON and mature surrounding as compare to Splendor which is in the middle of nowhere.

If Sinaran Vs Plat Splend
LRT Vs no LRT
Walkable mall Vs no mall.
Sinaran looks like better option.
But if don't need die die compare this two, is there better choice out there? No doubt, yes.

yea i did think about this, sinaran's pull is very strong due to LRT for sure and aeon like you said. But its only a 2 bedder and quite hard to rent out and cover my monthly charges right ? that area so many projects already there like the PV's + all the new ones coming up.

PS on the other hand not much competition apart from itself, and like every city its KL is sure to expand and jln semarak is alot closer to the city center than wangsa maju right ? ..... lol... i dont know.. this is the current state of my mind at the moment la. would love to know your thoughts ? Do you know much about Semarak City and how that if that is going to happen ?

Well, do not bet on something that is "going to happen".
Better go with something that is already there and functioning like the existing LRT station, existing AEON, etc.
Unfortunately, is actually pricey as rental for a 2 bedroom will be hard to fetch 2k. Unless you are buying for own stay purpose.

And is not how close to KL City Center. The closer you are, the higher the property price? No.
Is actually how mature that area is. Example rental around Wangsa Maju Seksyen 10 (Sri Rampai LRT station there) is much higher compare to rental around Danau Kota PV area although from PV area is located closer to KL.

I think Sinaran Wangsa Maju is better not only of the amenities and connectivity to KL city center, but Semarak City really is a headache as there are many RumahWIP nearby that area and the roads are narrow. It will caused u 1 hour to reach KL city center just 2 to 3km during the peak hour.

For Wangsa Maju, no doubt is further, but there are many alternative. And i believe the rental price might be higher as new condo tends to attract new tenants. Also Wangsa Maju area is consider matured where there should be no new suprise i.e new RumahWIP and etc.

1 more thing which is the developer whereby Binastra is a very good developer. You can see their Green residence at Cheras, Citizen 1 at Old Klang Road. I believe the facilities + design is much better than PV.

No doubt, those are wise words. Yea that is the biggest pull for sinaran for sure plus i love that it is low dense if i wanted to stay. but also on the flipside if i want to rent out its hard to get 2k in that kinda area for 2 bed. defo have to target working adults of that are not fresh grads or expats already.
