350m walking distance to LRT wangsa maju. ??

I just walked from LRT to the site, it took me around 16min, 1.3km

That area is dangerous when u walk in dark. Many robbery cases around that area, few cases's victims died near the that area when walk to LRT. My friends walk in group also kena robbed by a rempit gang after dinner at desa setapak.

Impossible the rental can fetch until 2k+ , If can reach 1.7k, ady very very good.
I stay at wangsa maju area more than 10 years+ after I graduated from Tar college. Average rental around the area is around 1.3k - 1.5k. And so many others choices.

I don't think is bbb project. PSF is quite pricey.
Let's say an example RM 460K average price after rebate for unit 725 sqft.(2rooms)
Monthly loan instalment is around RM2090. Plus maintenance fees - around RM288. Total = RM 2378 per month.

What make u think 2 rooms unit rental can fetch till RM 2k+ per month ?

Yup, everywhere is dangerous, even ur own house. But some areas are a known to be a high possibility to occurs in dangerous. If can avoid then y don't? The location is quite strategic, just safety is on a red light's side.

Just an opinion from someone that stays nearby more than 10 years, hmm, I guess close to 20 years now.
