i think currently in cheras... no new condo project offering u low density as this... if sinaran is selling at around 600 units per block... u can foresee the price come down significantly and also the maintenance come down... but quite drastic area u comparing to... sinaran to cheras at least 15-20 mins driving difference...

2 bedder similar condo will be PV 21 I guess. The flat around Wangsa Maju is also 2 bedder 5xx sqft but of course those walkup flat is a different product category. Mind you, those flats fetching 200k in prices now.

Too many things uncertain yet.
Facilities, carpark is it tandem or side by side, maintenance fee, not even the facade is confirm.

And best thing is, there will be penalty of rm1k if canx. That's what make me feel a bit insecure.

similar to what we did for Citizen2 lor. those who went in earli, either they took 2bed with 1carpark or 3bed with 2carparks and dont mind tandem or side by side.
pros is they get to choose unit which matters the most, second is they get 1% more if sign spa 30days after obtaining apdl

not sure yet for now... but this developer treat citizen 2 buyer quite good... those 2 rooms unit get extra rm16k rebate subsequently to compensate their lack of another car park... the extra 1% might also will be announce subsequently... lets wait for good news....

this one tarak 1%
similar to CT2 package just dont have the 1%
got bare & partial furnishing
carpark allocation not yet ready

unlikely as this project very low density... developer not too keen in giving more rebates to push sales... but who knows in the near future they might... for those who chose unit... if there is extra rebates... it will be a bonus to them...

Investment wise there r better buys.
Own stay wise, as long as u like it, n afford installment

however since you have own stay consideration, rental & capital upsides comes second priority. most like it depends on
1. whether u like that area
2. would the instalment comfortable for you
it's pretty decent mass market pricing. like what they did for Citizen2. 2-3bed start from 4xxk
