rockwool or foam at the roof ( help on heats/hot days too)
plant some trees, but doubt it has much effect.


but does the plane/jet concern you so much?
Initially probably yes, but once u get used to it it will be fine. dont be too particular about it. All citizen at Cyber jaya, Putrajaya, dengkil, BSP, south puchong all effected.

i would concern about the traffic then the jam here.
what time we gotto leave house now? 615 going to 6 am to avoid the jam right?

The so called “proposed flyover” nowhere to be seen, promised WCE access nowhere to be seen, SKVE next to it also don’t want to build access.

Most of the developers leaving already, left IJM here at full force launching properties. Everybody is cashing out leaving buyers behind.

Cove on the other hand before selling already build toll + now cyber access ready. Rimbayu is a joke.

After staying in for some months, you will be get used to it.
I used to stay next to railway track, after a while I don't even notice train passing by.
However some trees and curtains might help as well as carpets can minimize echo but not to great effect as sound is airborne.

i would say Gamuda is here for the long term gain as property developer. They have master plan on GGarden, GCove

IJM- seems like just tumpang the trend on residential the main strength is not on town ship. Probably for highway, high rise commercial building etc.

Regardless, the finish product is there for both Rimbayu and Cove- you shoudl go have a look in detailed.
you situation is no like us, bought before the show house is ready. We just flock to the sales office, scared missing out.
You should survey more units, spend sometime there during peak hours. Join their FB groups ba.

but importantly- what is your main criteria. what make u choose here?
near work place, ? relative? or like the concept?

build quality (IJMand tropicana used to have some sinking/crack issue at the earlier phase)
site general infra- IJM road seems narrow
commercial liveliness- Rimbayu should win hands up
other ammenities- school, hospitals- IJM

noise, if can - avoid too near highway ba. 1 time purchase to stay for 20 years. how many 20 years do you have?

My advice is to go for Lavane..

Reason being Avela is right next to SKVE.. very dusty and noisy. If you want to go for new launches IJM houses within Rimbayu, Anthea is the option. The premium stuff they keep it within the ARC which is closer to amenities.

Parennia blackout again last night for 3 hours. This year alone already 5 blackouts including last nights.

Very difficult to WFH or start a home lab here. Need to invest in expensive UPSs or solar panels.

visited Anthea showroom too but feels like Avela bedroom so much bigger than Anthea.

and 0.22psf maintenance not cheap if compare to Levane 0.17psf

I visited my friend unit at Avela, the hairlines crack is everywhere. Not sure whether this happens to all the units or selected unlucky one. Maybe Avela's owner can give further comment on this. Levane is better, 24 wider car porch can fit in 2 cars with no problem, 22 can only ideally fit 2 myvi, 2 feets can make lots of different. Environment is also better, far from highway give you peaceful life.

According to TNB, kerosakkan Pencawang Rimbayu whatever...

Always this taman.

Periwinkle never had blockouts for the longest time.

May just move to there instead. Perennia only good for renting.

But yearly blackout up to 5 times.

A few years ago, same problem. Something blew up and TNB took about a week to restore power. They had to bring in 3 genset trucks for support.
